Real Estate Project Manager

As the Real Estate Project Manager, you will have complete accountability for overseeing all aspects of building construction activities. You will manage projects of varying complexities across the territory, which may involve major modifications or installations of MEP (mechanical, electrical, and plumbing) systems, structural systems, building construction, and interior tenant improvements. You will serve as the primary resource for all building design and construction-related matters, making you a key point of contact for the team.

Your annual project workload will fluctuate but typically falls within the range of $10 million to $15 million. You will be directly responsible for managing 10 to 20 projects per year.

Planning, managing, and monitoring projects from concept through implementationManaging day-to-day operational aspects of all assigned projects and gaining consensus from stakeholders to ensure successful implementationImplementing project management processes and methodologies to ensure assigned projects are being delivered on time, within budget, and meeting high-quality standards and Leadership expectations using the appropriate toolsMeeting with internal customers of an assigned project, providing status updates and reports, and gathering project-related feedbackManaging project details, collecting data, reporting, and communicating to successfully drive project effortsTracking costs and performance KPIs, service levels, and other metrics required to ensure project goals and objectives are being metProviding subject matter support to all business units for items such as structural, electrical, and mechanicalSupporting other groups in the Real Estate department, such as Facility Management, as a subject matter resource; assisting with Transactions and Strategic Planning for lease review or due diligence analysis for property purchase; and participating in high-level estimating of corporate initiativesImplementing a strategic approach to contracted workforces based on skill level, past performance, resources, budget, and scheduleTaking responsibility for budget planning and capital developmentBeing the central interface with customers to help translate planning requests into site-level engineering objectivesWriting funding documents and/or creating business cases to obtain funding for projectsMaintaining appropriate accounting coding for projects/assetsDirectly managing engineering consultants, construction contractors, or any other vendors as required for the successful implementationWriting all work scopes, Methods and Procedures, issuing all contracts, reviewing and approving all payment applications, and enforcing contract termsEnsuring plans and specifications adhere to applicable codes and policies (locally adopted building and fire codes)Overseeing and managing the project zoning/permitting process, negotiating with jurisdictions (City/County/State) when necessary during the development processBeing the escalation point for all warranty issues related to projects in the regionPerforming other duties as requested

The Real Estate Project Manager oversees all building construction activities, managing projects of varying complexity. They are a primary resource for building design and construction issues, handling an annual workload of $10M - $15M with direct management of 10 - 20 projects per year.

Required Qualifications

Ability to read, write and speak the English language to communicate with employees, customers, suppliers, in person , on the phone, and by written communication in a clear, straight-forward, and professional mannerAbility to develop strong working relationships with peers and project membersExcellent critical thinking skills Ability to perform effectively in a fast-paced environmentAbility to analyze and interpret dataStrong Project Management skills focusing on design, construction, and contract managementStrong organizational skills with the ability to prioritize and manage multiple projects, handling multi-tasking of individual project requirementsSelf-starter with the ability to organize project parameters and work with minimum direction and supervisionAbility to negotiate and resolve conflicts with occupant work groups, and understand their dependence on the project and maintaining the work and systems environmentsExperience managing and coordinating Architectural and Engineering servicesAbility to interpret design plans and specification documentsKnowledge of building mechanical, electrical and structural systemsComputer literacy includes MS Word, MS Excel, MS Power Point, and MS Project software, familiarity with Auto-CAD is desirable, and has the ability to learn proprietary software programsKnowledge of construction Means and MethodsAbility to multi-task; managing simultaneous projects at any given point in time while knowing the appropriate level of engagement for each projectExperienced in effectively managing concurrent, complex, multi-discipline, multi-million dollar projectsOffice environmentSome travel requiredOn-call during all hours of construction work (including work during maintenance windows night/weekend – may be required on site)

Preferred Qualifications

Knowledge of building codesAdministrative and technical abilities including using and interpreting industry environmental standards supporting telecommunications and electronic data systems equipmentUnderstanding of construction cost estimating, life cycle costing, and value engineering concepts and how they can be applied in the design construction phaseKnowledge of site work retention, grade and drain, and basic elements for zoning and site acceptabilityBachelor’s degree in Engineering, Architecture, Construction Management, Project Management, or related fieldProject Management certification or successful completion of a recognized project management curriculum preferredProject management 5+ years

The base pay for this position generally is between $78,900.00 and $139,500.00. The actual compensation offered will carefully consider a wide range of factors, including your skills, qualifications, experience, and location. We comply with local wage minimums and also, certain positions are eligible for additional forms of other incentive-based compensation such as bonuses.
