Summary About the Position: This position serves as Deputy Real Estate Division of the New Mexico/Colorado Real Estate Branch, performing duties that require expert knowledge of real estate law and regulations, federal property acquisition and disposal, lease management, contract negotiation and management, advanced analytical and management skills, and the ability to lead high-impact projects. Responsibilities Serve as the technical lead for performing and overseeing all aspects of real estate mapping and required contract surveying for acquisition and disposal actions. Conduct comprehensive searches of property records to identify all encumbrances, including liens, easements, and other restrictions that may affect acquisition or disposal actions. Prepare and manage real estate budgets, including manpower and resource requirements, for both internal purposes and higher headquarters. Develop cost estimates for real estate acquisition, disposal, and management activities to ensure projects remain within budget constraints. Prepare recurring and special reports on real estate activities, including property acquisitions, disposals, and financial reporting. Act as the principal liaison with internal and external stakeholders, ensuring that real estate activities align with broader project goals and comply with all legal and regulatory requirements. Provide expert recommendations on staffing levels, placement, and resource allocation to ensure mission accomplishment within time and budget constraints. You will receive credit for all qualifying experience, including volunteer experience. Your resume must clearly describe your relevant experience; if qualifying based on education, your transcripts will be required as part of your application. Specialized Experience: One year of specialized experience which includes the following: 1) Working on assigned military or civil works actions for a real estate office including encroachment resolution, out grants, rights-of-entry, or compliance inspections; 2) Reviewing or analyzing real estate projects including land use, land management, or zoning aspects; AND 3) Interpreting or analyzing real estate regulations to perform work related to civil works or military projects. This definition of specialized experience is typical of work performed at the next lower grade/level position in the federal service (GS-12). Some federal jobs allow you to substitute your education for the required experience in order to qualify. For this job, you must meet the qualification requirement using experience alone--no substitution of education for experience is permitted.
