Regional Asset Manager

This role will be based in either Plano, TX or Detroit, MI with responsibility for 2 employees.

In this role you will lead the Regional Asset Management (RAM) office portfolio consisting of approximately 60 locations (approx. 90,000 sqm of building space).

Acting as the local real estate entrepreneur, responsible for the Siemens Real Estate Asset- & Property Management (AP) business of your Industrial Portfolio with its specific challenges. 

You steer and manage in strong partnership with your business partner, the Regional Commercial Asset Manager. Jointly, you set and ensure the goals of your Property Management units, which are actively contributing to your given target. You are a proactive strategic thought leader and influence by actively proposing and implementing new ideas in collaboration with multiple stakeholders. You are jointly accountable for your P&L with the Regional Commercial Asset Manager for delivering defined KPIs, such as EBT, Revenue, Maintenance Spending, Vacancy Rate, Customer and Employee Satisfaction. You successfully negotiate contracts including its terms, prepare and conclude lease agreements (Lease-In and Lease-Out) on behalf of the owner.

Establishing strong proactive strategic relationships in your RAM, with stakeholders including business management, external landlords and decentralized excellence functions acting as partners.

You are the SRE AP business representative for local management, partners and authorities and act as a reliable partner for your customers. You identify and minimize operational risks, initiate corrective actions and drive continuous optimization of the real estate cost position in your portfolio. You align the local strategy with the global AP strategy, including standards and guidelines, and ensure their implementation. You have a strong understanding and overview of the real estate market developments, conduct market and location analyses, and ensure your portfolio is in line with the market. You evaluate and select external providers with the support of the technical and operational Property Management. You participate in and support the acquisition and disposal of real estate, especially in due diligence and contract negotiations for purchases and sales. You develop real estate strategies to optimize spaces according to customer needs and market development and proactively manage vacancies. You prepare investment applications in alignment with Hub Management You proactively strive to achieve decarbonization goals by applying appropriate levers.

Establishing a EHS Zero Harm Culture and ensure adherence to EHS, security, and sustainability principles, guidelines, and processes.

Basic Requirements:

Possessing a bachelor’s degree in a field such as real estate, engineering, architecture or other real estate related fields. Having extensive expert knowledge in corporate real estate management, local real estate market, real estate services, and a minimum of 10 years of experience with responsibility in real estate functions. Leadership experience with a minimum of 5 years in a managerial role, with a proven track record in building a high-performance culture showcasing the ability to hire and develop your team to excellence. Actively driving personal and team growth among team members, embracing a positive failure culture.  Displaying an open mindset with a strong focus on achieving results and exceptional problem-solving skills and expertise in strategic thinking, assertiveness, and adaptability. Presenting advanced commercial knowledge, project management skills, opportunity/risk management and excellent negotiation skills incl. knowledge in legal and regulatory aspects. Acting with a strong customer orientation and excellent skills in stakeholder management. Bringing solid experience with decarbonization and digitization of processes and are willing to upskill and believe in continuous learning. Fluency in English, both written and spoken. Being committed to an onsite presence at least two days a week. It is expected that you will visit the Property Management Units within your area of responsibility on a regular basis. Travel required up to 30%. Must be able to work in the United States without need for sponsorship now or in the future.

-The pay range for this position is $139,580-$239,820 with an annual incentive target of 20% of the base salary. The actual wage offered may be lower or higher depending on budget and candidate experience, knowledge, skills, qualifications and premium geographic location.
