Reports to: VP of Community Planning

Position Summary:

The Regional Director of Community Planning at Minto Communities & Latitude Margaritaville is a visionary leader responsible for transforming concepts into thriving, vibrant communities within a specific region. This dynamic role bridges the gap between our internal teams and external partners, ensuring the seamless development of sales centers, amenities, and community features that embody our brand's lively, relaxed lifestyle. Collaborating closely with each project's Director of Community Development and the Design/Build General Contractor's team, you will oversee all planning activities to align with Minto's high standards and visionary goals. This is an opportunity to shape unique living experiences that inspire and delight our residents while positively impacting their quality of life.

Key Responsibilities:

Community Vision:

Translate community visions into tangible features and amenities that enhance the residents' lifestyle experience. Ensure community features are appealing and functional, keeping future residents' needs and preferences in mind.

Project Management:

Lead the planning and execution of sales centers, amenities, and community features, ensuring they meet brand, design, and quality standards.

Site Selection and Planning Support:

Work with Minto's planning group and stakeholders to identify and evaluate potential sites for new amenities, sales centers, and community features. Facilitate discussions and decisions regarding site selection, leveraging expertise in community planning and stakeholder requirements.

Team Formation and Collaboration:

Collaborate with the project's Director of Community Development to assemble a qualified project team, including Design Build General Contractors and consultants. Establish and maintain partnerships with all project team members and stakeholders, fostering a collaborative environment for project design and development.

Program Development:

Lead the definition of indoor and outdoor space planning, ensuring optimal utilization and alignment with allocated budgets. Oversee the creation of design and brand standards, setting clear expectations for project outcomes. Prepare and present the design program to stakeholders to obtain necessary approvals and consensus.

Communication and Liaison:

Serve as the principal design liaison, ensuring seamless and transparent communication between the Design/Build team and Minto's stakeholders throughout the project lifecycle. Attend all planning meetings, acting as the representative of the Community Planning Department, to ensure project alignment with organizational goals.

Project Coordination:

Coordinate efforts between the project's Director of Community Development, Minto's stakeholders, and the Design/Build team to develop project designs that adhere to defined goals, budgets, and timelines. Monitor project progress, budget expenditure, and schedule, providing regular reports to senior management.

Quality Control and Compliance:

Conduct regular inspections of construction work to validate compliance with project specifications, quality standards, and adherence to brand standards. Certify that construction work meets or exceeds the stipulated quality criteria before approval.

Budget Oversight:

Manage project budgets in collaboration with the project's Director of Community Development, ensuring cost-effectiveness while maintaining high-quality standards.

Qualifications:

Bachelor’s or master’s degree in urban planning, Architecture, Construction Management, or other design-related fields. Strong experience in land planning, reviewing architectural plans, and creating design guidelines. At least seven years of experience in commercial construction and design, demonstrating working knowledge in vertical and horizontal construction. Exposure to and working knowledge of AIA agreements. Demonstrated success in building, leading, and motivating teams. Preferred certifications: Project Management Professional (PMP), Certified Construction Manager (CCM), or equivalent. Must be self-directed and proactive. Self-aware and open to feedback and reflection, and able to accept various viewpoints with an open mind.

Key Competencies:

Exceptional negotiation, leadership, problem-solving, and strategic thinking abilities. Proficiency in industry-specific software (e.g., AutoCAD, MS Excel, MS Project, Procore, MS Teams, Zoom). Excellent verbal and written communication skills to effectively negotiate and liaise with various stakeholders. A keen eye for detail and a commitment to high-quality outcomes. Experience in construction, design, or related fields, with an understanding of project management and planning principles. Experience in managing design consultants, understanding their scopes and roles.

Decision-Making Authority:

Empowered to make most key decisions on project adjustments, financial approvals, and conflict resolutions within defined parameters. Serve as the single point of contact during the design phase for all department heads and design-build contractors to ensure needs are incorporated into plans and projects.

Interdepartmental Coordination:

Liaise with the VP of Community Planning and various Minto stakeholders, contractors, and consultants. Coordinate with the Director of Community Development on budgeting for various initiatives and projects. Serve as key contact for the Director of Community Development during the construction phase of a given project. Report on project updates and areas of interest to the VP of Community Planning. Closely coordinate with the Vice President of Lifestyle to ensure amenities are delivered to established expectations and meet operating requirements. Work closely with VPs of Sales & Directors of Marketing and Design to ensure sales offices and design centers are designed to accommodate the needs of their respective teams.

Performance Metrics and Success Factors:

Measured by project delivery within time and budget constraints, stakeholder satisfaction, and adherence to quality and brand standards.

Training and Development:

Opportunities for attending industry workshops, seminars, and conferences.

Physical and Travel Requirements:

Ability to navigate construction sites and conduct frequent site visits, including travel to several different locations within a region. Frequent travel is expected. Residence within close proximity to one of the projects and a major airport is required. West Regional Director: Houston, TX or Dallas, TX Areas East Regional Director: (any of the following) Naples, FL area, Coconut Creek, FL area, Tampa, FL area, Bluffton, SC area. 

Work Environment:

Blend of fieldwork (on-site visits) and office environment; readiness to adapt to various working conditions is essential.

Reporting and Documentation:

Responsible for thorough documentation and preparation of detailed project reports for executive review.
