Title: Regional Leasing Manager
Reports To: Associate Director/Director/VP, Operations
Position Summary: The Regional Leasing Manager plays a critical role in supporting CAPREIT’s mission to optimize leasing performance, reduce vacancies, enhance revenue growth and ensure consistent service excellence within the prescribed portfolio. As a strategic partner to regional operations and with strong expertise in sales, customer service, market analysis, and coaching, they identify leasing gaps, provide training, and develop solutions to improve conversion rates and occupancy. Furthermore, they closely collaborate with Operations Partnerships, and Pricing and Sales teams, to align on strategies, velocity targets, develop training programs, and implement industry best practices.
Responsibilities:
Collaborate with and support our frontline teams to reach stabilization on vacancy, conversion and other key metrics for the prescribed portfolio.Analyze property-specific challenges and develop tailored strategies to improve leasing performance.Visit properties to observe and provide support, focusing on best practices and closing techniques.Assess leasing staff performance regularly and provide tailored feedback and training, both in-person and remotely, to enhance their skills and effectiveness. Join forces with property teams to secure and perform viewings and to ensure delivery of excellent customer service during the entire leasing process. Manage follow-ups with prospective residents to address objections and secure signed leases.Partner with the Customer Care team to review sales calls and coach staff on consistent and professional communication with prospects.Escalate any operational insight, challenges, concerns and other relevant information observed to management. Perform asset/property audits to determine and enhance the condition of the exterior, vacant units, common areas, and presentation of frontline team. Complete Mystery Shops of major competitors and ad-hoc market surveys. Collaborate with the Pricing and Sales team to analyze and provide insights gained from Mystery Shops, market surveys and property audits. Attend all assigned trainings and team meetings, including pricing meetings to share key data that may affect pricing/incentive decisions. Partner, manage relationships, and actively communicate with all levels of internal and external stakeholders. Travel and support the broader operations team for both short- and long-term durations, when needed.Other responsibilities assigned as required by changing business needs.
Qualifications:
5 years’ experience in residential leasing, real estate sales, property management or related field. College/University degree or equivalent work experience. Proficient with MS Office. SAP/Yardi knowledge is an asset.Proven track record to successfully close residential lease agreements while exceeding leasing/sales goals. Self-starter with a passion for delivering excellence in customer relations. Effective team player with well-developed interpersonal, oral and written communication skills. Demonstrated ability to influence leasing teams to adopt best practices and achieve key objectives.Analytical with the competency to comprehend leasing metrics and market data. Strong and strategic problem-solver with effective negotiation skills.Flexibility to work evenings and weekends when needed to meet business requirements. Detailed-oriented with proven ability to multitask and work in a fast-paced environment.Valid driver's licence, clean driver abstract, reliable, insured means of personal transportation to and between work locations required.
