JOB DESCRIPTION SUMMARY

This position is responsible for leading the planning implementation, execution and ongoing maintenance of the Company’s revenue management application and systems. Team members in this role develop and implement policies and procedures for setting rent and renewal pricing in addition to supporting the onsite management teams in the daily application of the revenue management system to ensure optimum rental rates and maximum revenue.

JOB DESCRIPTION

Oversee the ongoing administration of the revenue management system at the property and portfolio level.  Continually monitor effectiveness, partner with appropriate business colleagues to assess the need for any upgrades, enhancements, etc. to ensure it continues meeting the needs of the business; make recommendations for improvements as necessary. Work closely with Regional operation leaders to develop and implement policies and procedures for the daily execution of the revenue management application.  Procedures may include direction on reviewing and approving rental recommendations, monitoring compliance through communication with onsite managers and other onsite professionals relative to establishing guidelines on pricing exceptions. Analyze rent recommendations, settings and decisions on a regular basis as decided upon by leadership.  Partner with onsite managers to discuss current market, occupancy and pricing conditions to determine rental rates that will maximize revenue return. Generate and provide qualitative analysis of revenue vs budget performance.  May generate additional ad hoc reports to assist and support other internal business partner groups in understanding and evaluating the performance of the revenue management system. Provide service, training and ongoing support to onsite manager and other Regional leaders through consistent communication regarding system-recommended rental pricing; assess and approve rent recommendations, and ensure the system is being utilized to its full intended potential.  Act as the Company’s liaison and primary point of contact for 3rd party vendors and service providers on items such as system modifications and enhancements to meet business needs; acts as the project manager on behalf of the organization if need analysis results in project implementation(s). May supervise a team of professionals in support of the revenue management group.

Corporate Positions: In addition to the base salary, this role may be eligible to participate in an annual bonus program based on individual and company performance.Onsite Property Positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
