Job Description

Job Title: Real Estate Portfolio Manager

Location: Florida

Job Summary: The Regional Real Estate Portfolio Manager is responsible for managing a pipeline of projects and transactions for the Southeast region of the U.S. within the existing portfolio focused on key business initiatives risk mitigation, cost control measures, and brand integrity.

Principal Duties:Perform site analysis activities and negotiate the acquisition of additional land to improve sales performance and/or safety needs of open stores.  Prepare capital applications, and detailed cost analysis to estimate the profitability of the added investment.  Manage the contract management process with Legal partners to track and action “critical dates” including contingencies, deposits, due diligence periods, inspection periods, title commitment dates, and closing dates.  Partner with Retail Implementation to identify stores for reinvestment.  Pursue acquisition opportunities and/or renegotiate existing leases to support the reinvestment strategy.Manage Government Projects for Condemnations, Permanent Easements, Temporary Construction Easements (“TCE”), etc.  Collaborate with governmental agencies, attorneys, engineers, landowners, and internal stakeholders to mitigate impact to store operations and negotiate favorable valuations and appropriate terms for Wawa.Manage and negotiate Third Party Easement Agreements in support of store operation needs and to mitigate impact to store operations.  Partner with Engineering and external partners on planning and entitlements, attending meetings and hearings when necessary to represent and testify for Wawa where applicable.Manage a pipeline of active leases and renegotiate deal terms, including new leases, amendments, and purchases to mitigate risk, align with key business strategies and cost reduction targets.  Collaborate with cross functional business partners to evaluate market plans, site conditions, and store needs in order to develop a holistic strategy for each location. Manage changes to site improvements and Conditional Use Requirements as required by internal stakeholders, governmental authorities and third parties.  Collaborate with cross functional business partners on approvals, agreements, and implementation of improvements.Manage contentious or sensitive issues to mitigate risks/default situations that could lead to litigation, protecting Wawa’s brand and interests.  Develop strategies to preserve landlord and third-party relationships working toward win-win solutions.Manage the negotiation and timely disposal of surplus property as needed working with buyers, appraisers, brokers, attorneys, and engineers to satisfy net book value and conditions of the sale per the AOS.Effectively prepare and deliver site presentations for Executive approvals, as necessary.Maintain an industry network of contacts including brokers, developers, landlords and outside resources such as legal counsel, engineering and traffic consultants.

Basic Qualifications:

Bachelor’s Degree in related field preferred5-7 years of relevant experience; retail real estate experience preferredSolid experience with contract negotiations, risk management and legal documentsAdvanced in Microsoft Office Suite; Proficient with GIS softwareAbility to read and understand property surveys, site plans and building plansAbility to travel 75% or moreMust be currently located in one of the following States: Florida, Georgia, North Carolina, South Carolina or Virginia
