Job Description
Primary Responsibilities: The Renewal Supervisor assists in leading the Renewal Administration team and helps make sure lease renewals are completed successfully, notice to vacate process is followed, and move out experience is completed successfully. This role includes reviewing resident accounts, assessing risks, and creating renewal plans that meet both resident’s needs and company goals. Main responsibilities include managing all renewal opportunities, forecasting, negotiating terms, and working with other teams to get renewals completed on time. The Renewal Supervisor also prepares regular performance reports and keeps the Renewal Manager updated. Some travel may be required to support local teams with renewal and marketing efforts, helping to maintain or grow occupancy and rent levels.
Skills & Competencies:
· Bachelor’s degree in business administration, Marketing, Management, or Communications is preferred
· 3+ years of multi-family and/or single-family rental homes experience
· 4+ years of leasing experience with a strong understanding of lease agreements
· Experience supervising, leading and motivating team members
· Knowledge in fair housing and local real estate laws, where applicable.
· Intermediate knowledge of Word, Excel and PowerPoint; advanced preferred
· Working knowledge of MRI, Yardi, and/or One site, Salesforce
· SC Real Estate license
· Demonstrated strong written and verbal communication skills
· Detail oriented, with the ability to produce high quality work in a deadline-oriented environment and an ability to multitask
· Ability to prove critical thinking and problem-solving concepts
· Ability to thrive in a high volume, data entry and processing work environment, where applicable
Essential Job Functions:
· Coaching and development of Renewal Admin team members through weekly meeting.
· Monitor performance and attendance of in office and virtual assistant staff members and report inconsistencies or concerns to the Manager.
· Handle Level 1 Renewal Escalations.
· Manage Notice to Vacates and Non-Renewals.
· Manage renewal plans with the assigned centralized teams. This consists of meeting with the centralized teams (by phone or in person) to plan out how renewals will be allocated and worked.
· Assists with strategy opportunities for marketing and manages renewals and strategies to increase occupancy.
· Oversee preparation of renewal letters and quotations.
· Process lease renewals for all homes by following our renewal policy and increasing the occupancy retention rate
· Provides coverage for Renewal Specialists while on PTO.
· Execute renewal leases
· Strict adherence to all local, state, and federal laws, including all laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other applicable laws pertaining to property management or residential leasing.
· Understanding the reasons for resident move-out and how the company can respond to curb potential negative occupancy trends.
· Other duties, as assigned by supervisor or leadership team.
