Residential Property Manager

The Residential Property Manager is responsible for the professional management of all assigned properties and personnel.  The tasks required of this position will require flexibility, excellent organization and attention to detail.  The Residential Property Manager is primarily responsible for maintaining and improving commercial real estate assets as well as monitoring the fiscal performance of the properties. 

The ideal candidate will be able to efficiently prioritize multiple deadlines, work both independently and collaboratively, have excellent organization skills, as well as strong verbal and written communication skills.  Must be team oriented and possess an “upbeat can-do” attitude. Must be proficient in Microsoft Office (Excel, Word, Outlook). 

MINIMUM REQUIREMENTS

Education: Bachelor's degree in Business Administration, or related field.

Experience: 2-5 years previous experience in commercial property management. Experience with MRI or other real estate accounting software is a plus. Experience with a POS and/or hospitality reservation system preferred.

Travel: 5-10%

Work Schedule: This position works between the hours of 7 AM and 5 PM, Monday- Friday. However, work may be performed at any time on any day of the week to meet business needs.

KEY RESPONSIBILITIES

Daily and Weekly Responsibilities:

Reviews project scopes and quotes.Maintains relationships with vendors, suppliers, and installers.Works with leadership on current and future layout and space plan needs.Manages maintenance schedules for properties.Ensures up to date plans are on file for all spaces leased and owned.Reviews service agreements in coordination with other FTI Facilities Managers.Coordinates with Guest Services Team to ensure positive customer experience within FTI facilities.Coordinates with afterhours emergency services to ensure afterhours calls are forwarded accordingly.Performs other related duties as required and assigned.

Property Maintenance and Tenant Interaction: 

Conducts regular property inspections and visitations with tenants.Provides prompt, professional responses and follows through regarding tenant inquiries, problems, and complaints.Coordinates move-in for new tenants and move-out inspections for tenants vacating their space.Updates and maintains property condition reports with respect to roofs, HVAC units, parking lot, etc. Obtains bids and manages capital improvement projects.Coordinates tenant finish construction with tenant and contractors.Supervises contractors and maintenance staff for services and repairs to property.Assists with the preparation of rent commencement letters, delivery notices, etc. for new tenants.  Completes other special projects and duties as assigned.

Vendor Administration:  

Maintains a file of Certificates of Insurance for both tenants and vendors.  Prepares new vendor contracts and manage renewals.Maintains a schedule of service contracts by property.Maintains and updates a list of preferred vendors in each trade.

Property Reporting and Accounting: 

Prepares comprehensive management reports for all management clients on a monthly basis, including various analyses.Prepares and manages annual operating budgets.Reviews real estate tax assessments and coordinates appeals when necessary.Manages the recurring manual billings (water, sewer, electric, etc.).Coordinates collection efforts of accounts receivable, including the preparation of past due statements and correspondence with delinquent tenants.  Reviews annual expense reconciliations and handles correspondence with tenants.
