GENERAL FUNCTION:  
Individual will provide a wide range of valuation analysis and support functions within the Real Estate Risk Groups (RERG) department. Individual will maintain applicable databases, tracking logs and reports, as required. Individual will have the ability to assist with escalations, communicate with third party vendors and internal customers including Senior Management. Mitigate and/or resolve issues with limited oversight. Person must have the ability to make correct decisions, within bank guidelines and with a high degree of accuracy.  Must demonstrate understanding of current markets to determine appropriate valuation product to be ordered as needed or if additional products would not be warranted or justified. Decisions to be communicated to various levels within supported business lines. Identify and communicate improvements to management that may enhance department processes and procedures. Must be receptive and adaptable to cross-training and will back up coworkers during sick and vacation time. Must have very strong time management skills and ability to multi-task effectively and accurately.  Individual must be able to complete various tasks within the established SLA. For this to be possible individual must exhibit understanding of current challenges in appraisal field and how markets are affected as well as a working knowledge of Fifth Third Collateral guidelines

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Consumer
• Manage inquiries in the Appraisal Service Desk inbox, redirecting as needed to the correct support teams in relation to all mortgage/consumer processes performed (current internal ASD duties).
• Review all reassignment requests from AMCs and/or internal partners and ensure Appraisal Independence laws are not violated.  Escalate as needed and track all requests.
• Responsible for monitoring orders in the Collateral Management System and using AMC reporting in conjunction with the system to provide updates on Hold orders and resolve outstanding statuses requiring attention in order to proceed.  Requires accurate, consistent communication with PMI, escrow, processing, sales teams, management, consumer and/or collateral underwriters.
• Review fee quote requests to determine if necessary request—work with AMCs to obtain quotes as needed and communicate with sales partners.  Track requests.
• Maintain knowledge of Fifth Third Bank policies, procedures and guidelines, in addition to private investor and portfolio credit policy and guidelines.  Participate in applicable training to maintain knowledge on current process changes for business partners
• Demonstrate technical understanding of all types of appraisal reports and products based on requirements for each LOB.
• Responsible for analyzing appraisal documents and making risk-based decisions.
• Process appraisal disputes, upgrades, and rebuttal requests with all necessary reporting /communication.  This includes examining data provided by internal customers, weighing any risk/regulatory issues, and noting the final determination in all applicable systems.  Also includes providing approved disputes to the AMC in the system and any follow-up.
• Assist in evaluating AMC performance and 3rd party vendors on a monthly basis by providing relevant feedback.
• Responsible for assisting management in the prioritization of work and delegation of tasks to ensure proper coverage functions.
Commercial
• Manage and make accurate decisions on evaluation reviews that comply with internal standards and regulatory requirements.  This includes handling disputes over values for MVR requests and resolving issues with TAV requests.
• Maintain RERG intranet landing page
• Coordinate and ensure current professional licenses are on file for all CLAG and RLAG personnel.
• Assist senior management in maintaining 3rd party vendor management tracking system.
• Responsible for proper disposition of all appraisal reports subject to Equal Credit Opportunity Act/Reg B.
• Responsible for triage of functional issues and providing a high level of user support for the YouConnect system for RERG staff, internal users, and vendors.
• Coordinates and validates vendor payments for all appraisal and environmental services through P2P system, including onboarding vendors and establishing new cost centers as well as issues relating to invoice discrepancies and lost payments.
• Responsible for approving any new users in YouConnect as well as the addition and removal of employees in the system. Provide monthly reporting to the business analyst.
• Provide support for other commercial aspects, including filing expenses for the Director, resolving issues with the T&E system, ordering supplies for various locations, ensuring equipment is in good working order, and adding employees to 3rd party subscriptions.

MINIMUM KNOWLEDGE, SKILLS & ABILITIES REQUIRED:
o Associate's degree or equivalent combination of training and experience in related field.
o Minimum of 4 years of experience in appraisal services and/or mortgage lending.
o Strong attention to detail and quality-focused.
o Strong verbal and written communication skills.
o Ability to create close working relationships across the bank and with third party vendors.
o Computer literate with intermediate proficiency in Microsoft Outlook, Word, and Excel (or similar database reporting programs).
o Ability to make independent decisions with a low margin of error.
o Ability to work independently and meet deadlines.
o Ability to handle multiple projects/assignments, manage to deadlines, SLA's and prioritize competing demands.
