Manulife Investment Management manages $40bn of real estate including equity and debt globally and approximately 25 million square feet of real estate assets in the U.S. on behalf of both Manulife’s general account and third-party funds and accounts. Our West region includes a mix of office, retail, industrial and multifamily properties, ranging from core to value-add assets.
Manulife Investment Management is seeking a Senior Analyst, Asset Management, to play a key role within the growing Asset Management team. The team is responsible for creating and driving the business plans in the company’s US West region’s portfolio ($3.5B AUM). The Senior Analyst is responsible for financial modeling and analysis and will work closely with the Asset Manager in overseeing leasing, property management, capital projects and dispositions and refinancings.
Responsibilities:
Provide financial analysis and support for asset-level decision-making and transactions
Conduct quantitative and qualitative analyses and reporting across the region’s portfolio, delivering forward-thinking analysis to support decision-making and strategyConduct and/or support analysis for evaluation of leasing opportunities, capital projects, tenant credit and dispositions and refinancings. Develop and present findings for Senior Management, Portfolio Managers and Investment CommitteeAssist with acquisitions and dispositions when applicablePlay an integral role in identifying market trends and extracting insights for the regional portfolio, contributing to market commentary produced by regional Asset Managers. Present and review with Senior Management and Portfolio Managers as requiredReview and validate Yardi quarterly financials/operating statements and variance reports. Understand cash flow requirements and distribution analysisSupport ongoing loan compliance and credit/security monitoring activities Support asset-level business plans and valuation models.Support Asset Manager coordination, production, and presentation of annual business plans to Senior Management and Portfolio Managers.Build and maintain quarterly Argus models and support hold vs. sell analyses conducted by regional Asset Managers. Undertake model audits, quality assurance reviews, and support best practices complianceCoordinate appraisal review and commentary by regional Asset Managers and conduct variance analysis to external appraisalsSupport Asset Manager in oversite of leasing, property management, and capital projects.
Collaborate with leasing brokers, review LOIs, leasing documents, and outside broker listing agreementsReview and selectively audit asset-level financial reporting submitted from Property Managers, including capital commitment forecasts, expense recovery calculations, and funding projections. Oversee timeliness of Yardi financial and accounting information submitted from Property ManagersAssist on an ad-hoc basis for ongoing capital projects across the regionKnowledge/Skills/Competencies/Education:
Undergraduate degree in Finance, Accounting or Economics from top academic institutionMinimum of 2-4 years of relevant experience preferably from one of the top capital markets brokerage firms or other institutional real estate organizationsIn-depth knowledge of real estate investment, asset management, accounting and administration conceptsAbility to develop investment strategies and provide recommendations for changes or enhancements to improve investment objectives. Ability to integrate top-down and bottom-up perspectives into investment recommendationsCapable of managing competing priorities and maintaining strong attention to detail under strict deadlinesSuperior analytical and critical thinking skills (both quantitative and qualitative).Able to successfully work in a team-oriented environment and partner with different functional groupsDemonstrated leadership skills and a strong sense of ownershipStrong work ethic, a high level of integrity, and the desire to take initiativeExcellent written and oral communication skills. Effective customer service and interpersonal skills.
