Job Description
As a Senior Analyst, Valuations, you are primarily accountable for supporting in the quarterly review and challenge of real estate investment valuations as well as reporting valuation results to internal stakeholders. You will also support the team on enhancing the valuation process, governance, and frameworks.

Team Description

The Real Estate Valuations Group is a team with representation in Toronto, London and Hong Kong, and is responsible for developing an independent view of fair value for our $50 billion global real estate portfolio. This position is based in our Toronto office and will have responsibility over a cross section of global markets and real estate sectors.

Accountabilities

Organize and complete valuations for existing and new investments by providing insightful valuation analysis to proactively identify material quarterly valuation movements. Support in the maintenance of dynamic financial models in Argus Enterprise, challenging assumptions, and testing sensitivities. Stratify and analyze large data sets to identify historical performance trends, detect correlations, identify key value drivers, and perform calibration. Support the preparation of detailed valuation reports and valuation highlights for inclusion in deal team communication, Valuation Committee, Audit Committee, and other board level reporting. Assist in thorough reviews and quality assurance checks on valuation work products to ensure accuracy, completeness, and adherence to established methodologies and best practices. Stay abreast of industry trends, emerging valuation methodologies, and best practices; identify areas for improvement in the evaluation processes/frameworks. Work closely with other CPPIB departments within finance on a frequent basis, including fair value disclosure requirements and other ad hoc reporting.

Qualifications

Undergraduate degree or college diploma in related field (ie, Business, Real Estate, Economics, etc.) AACI, or equivalent international professional accreditation, awarded or actively in progress 3+ years of relevant experience Proficient in MS Office (Word, Excel, PowerPoint, Outlook); basic experience with Tableau, VBA, Python, SQL Solid understanding of key valuation standards and methodologies Proficiency in using Argus Enterprise required
