SUMMARY
The Senior Assessor applies building condition assessment processes and technical standards in conducting (specialized) asset assessments for the purpose of identifying asset condition and deficiencies. Reduced site assessments to 30-50%.
Senior Assessor also supports the Manager/Director to plan and oversee the end-to-end delivery of assigned projects that will help ensure the projects are delivered within scope, budget and requirements.
At this position level:
Projects are typically of low to moderate complexity, risk and exposure.
KEY DUTIES & RESPONSIBILITIES
Building Condition Assessments
Applies knowledge of building condition assessment processes and technical standards in conducting asset assessments, annual building inspections and other specialized asset assessments. Conducts asset condition assessments / reporting (30-50%). Identifies and evaluates specialized asset component and systems conditions and deficiencies. Completes asset assessment condition reports utilizing asset assessment management software. Provides recommendations and cost estimates for building envelopes, components and systems repair or replacement for inclusion in the capital budget plan. Lead scheduling and coordinates site activities. Other duties as assigned.Project Management Support
Be available as a contact person “buddy” to support new hires in answering questions/problem solving. Support new hire onboarding activities including virtual/onsite team training and report writing related. Participate in review process of all complexity reports and provide timely feedback. Monthly project tracking of submissions during the last week of each month Lead the development of project schedules/maps; on-going coordinating of team schedules. Support the delivery of the regular project site notifications / create work orders. Support the development/update of BCA training material. Support the development and delivery of proposals. Take on new initiatives and challenges (quickly adapt to change) with a positive attitude; and ability to multi-task in a fast-paced environment.
KNOWLEDGE & SKILLS
University degree in relevant field such as architectural, civil, mechanical electrical engineering, building science or building engineering. 5-8 Years of relevant work experience (some exceptions for proven high performers). Enrolled in EIT or P.Eng an asset. PMP and BSS an asset. General knowledge of technical standards and process in completing building condition assessments, in particular American Society for Testing and Materials (ASTM) Practice E2018-24 “Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process”. Advanced knowledge of the process of cost estimating for replacement and repair of building components and systems. General knowledge of building science including base knowledge of all areas of study - architectural building envelope, mechanical and electrical building systems or site components. Specialized knowledge in one of the fields of study - Architectural, structural, building envelope, mechanical and electrical building systems. General knowledge of general building design, construction and facility operation of commercial buildings. Ability to work independently and in a team. Strong written/verbal communication skills are mandatory. Strong problem solving and decision-making skills are mandatory. Must be detailed-oriented; expectation is to perform with minimal errors and/or no corrections required. Proficient with MS Office suite of applications (intermediate level); proven ability to quickly learn new applications. Possesses a continuous improvement and quality mindset along with a desire to continuously seek and incorporate best practices and technologies in order to optimize program delivery and deliver value to the client. Project management knowledge– ability to support Manager/Director with their activities including delivering projects on-time, on-budget, within specifications and in-compliant with all requirements including but not limited to regulatory, environmental, H&S requirements. Project team coordination/training – ability to support the Manager/Director with their activities with team training, coordinate/develop schedules and work distribution with other Project Leads. Ability to develop strong client service orientation (i.e. internal account team members, FMs, one-off client projects). Ability and experienced in building and maintaining effective relationships (i.e. managers, team members, internal account leads, etc). Ability to take on new initiatives and challenges (quickly adapt to change) with a positive attitude and learn quickly. Ability to multi-task in a fast-paced environment and ability to prioritize deliverables. Valid drivers’ license with ability to travel across Canada and US (30-50% of the time). Bilingualism both written and verbal, would be considered an asset.Licenses and/or Professional Accreditation
Valid drivers’ license. LEED® certification from Canada Green Building Council, an asset. PMP® certification from Project Management Institute Accreditation, an asset. BSS® designation from Building Envelope Council, an asset.
