Senior Construction Project Manager (Jersey City)
Responsibilities The Related Companies is seeking an experienced construction professional with high-rise residential experience. As a Senior Project Manager you will be responsible for managing and directing the construction for one of Related’s high-rise luxury residential buildings. The successful candidate must possess the knowledge and experience that will permit them to manage the entire construction process, including but not limited to: pre-development planning, scheduling, logistics, cost management, financial reporting, and construction operations Additionally, the candidate must have strong interpersonal skills to collaborate effectively with Related’s in-house design, development, finance, marketing, and sales teams. Responsibilities include: Perform daily on-site walk-throughs to ensure contract performance, safety compliance, and quality control with the intent of delivering a luxury residential product. Manage the day-to-day operational aspects of the project. The ability the make decisions that consider underwriting models. Effectively communicate relevant project information to superiors. Resolve and/or escalates issues in a timely fashion. Formulate and execute the project schedule. Implement document control procedures for all construction related documents including contractual agreements and insurance documents. Manage the scope review, bid and award process. Negotiate all change orders. Manage the permit process and comply with DOB and related governmental requirements. Manage and update the project budget. Hold regular status meetings with project team. Compensation $175,000 - $250,000+ / year Annual performance based bonus Qualifications 15+ years New York high-rise construction experience with at least ten 10 years’ residential experience. Primary decision making responsibility for the entire construction process. Mature professional with excellent judgment and intuitive interpersonal skills. Knowledge of architectural, structural, and MEP systems. Extensive construction/field experience and fully-developed project management skills. Exceptional communications skills, both written and verbal. Highly entrepreneurial, self-motivated and results-oriented individual. Degree in Engineering, Construction Management, Architecture, or other related fields preferred. Related values diversity in backgrounds and experiences.
