The Senior Director, Community Management is responsible for implementing and executing a portfolio strategy designed to maintain / improve asset value through superior operational and financial performance. Leads the implementation of these plans and provides operational guidance to their portfolio team, with a primary focus on achieving Business Plan. Leads the assigned Portfolio Community Operations function [Leasing, Resident Services Office, Maintenance].
Job Duties: Creates a customer service focused culture for residents, prospects, vendors and employees; responds to and resolves resident requests and concerns; leads by example and ensures a proactive approach is adopted for all key customer touch points. Leads a team of general managers and community managers; recruits, develops and coaches associates and sets goals that are in alignment with company key results and expectations. Responsible for training, onboarding, and development of all team members with particular focus on employee engagement and retention. Provides market intelligence, feedback from onsite associates and recommendations to Revenue Management to support pricing strategy. Responsible for the overall financial performance of the assigned portfolio; Manages on-site revenue and expenses to Business Plan and provides explanations for monthly financial variances; Assists with preparing annual budgets and quarterly forecasts for communities in portfolio. Evaluate key performance indicators (KPI’s) by community to ensure company objectives and goals are achieved. Establish community-specific tactical plans that support achievement of Business Plan / KPI’s and monitor progress towards objectives. Develop and implement a portfolio operating strategy. The strategy should be informed by deep analytics, Marketing and Revenue Management recommendations, onsite team strategies/tactics, sales goals, initiatives and staff development plan.. Ensure the physical presentation of the communities meets or exceeds the Irvine Company’s maintenance standards at all times. Execute on the approved staffing headcount plan, ensure appropriate staffing levels are maintained with top quality candidates and incorporate succession planning. Ensure proper Maintenance occurs daily onsite. Complete audits and community inspections on a regular basis to ensure policies, procedures and corporate compliance are followed at all times. Responsible for healthy collaboration and partnership with other departments within Apartments and across divisions.Minimum Qualifications / Other Expectations:

High school diploma;. Bachelor's degree preferred. 10-15 years leadership experience of a multi-site of large portfolio environment; business and financial acumen with ability to read and interpret financial statementsOther:
Real estate license required Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.) Base Pay Range: $149,500.00 - $219,600.00
Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
