We are seeking a candidate to join our team onsite for our client located in RTP.
The technician is involved in the performing both preventative maintenance and corrective maintenance. This position requires a high level of technical expertise with a variety of building infrastructure. Technician will be performing both preventative maintenance and corrective maintenance on multiple interior and exterior surfaces.

The position will be called upon to perform other general maintenance and support duties on an as-needed basis, which may include fulfilling tenant requests, small plumbing repairs and various tasks.

Performance of ongoing preventive and repair response work orders on facility mechanical systems, equipment, and other associated components.This includes maintaining and repairing air handling units, exhaust fans, fume hoods, fan coil units, reheat coils, and other associated mechanical equipment. Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.Monitor the operation and make adjustments on refrigeration, heat exchanger, HVAC, electrical, emergency backup systems and hot water systems; monitors operation, adjusts, and maintains refrigeration, chilled water, and air conditioning equipment; boilers, and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; record readings and make adjustments where necessary to assure proper operation of equipment. Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required. Performs preventive maintenance on all base building and critical system equipment including but not limited to: managing a work order system, performing work with a minimum amount disruption, properly recording work completed, and reporting any equipment problems to the supervisor. Install and repair plumbing/piping/tubing; wire single and three phase motors, operating parts, etc.; install and rebuild pumps and motors; install and rebuild air compressors; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment. Installs, repairs, and maintains electrical controls, switching and motor controls. Schedule vendor repairs and preventative maintenance that is not performed in-house; hosting vendors, confirming work co and reporting work completed.Maintain up to date & complete system documentation in a central resource location, for all repairs or changes to the system Maintains tools and orders supplies as required for installation and repairs Complies with departmental policy for the safe storage, usage and disposal of hazardous materials Supports other task/work as assigned
Requirements
High school diploma or equivalent, trade school completion, or documented apprenticeshipCandidate must possess and maintain a valid state driver’s licenseUniversal EPA / CFC licenseMinimum of seven (7) years of technical experience in all aspects of building engineering with a strong background in the technical aspects of packaged HVAC, plumbing, electrical, production equipment repair and maintenance. Knowledge of overall system design and applications.Familiarity with Building Management SystemsPosition requires frequent climbing, bending, kneeling, lifting, working in hot and cold environments
