About the RoleThe Senior Maintenance Technician performs daily maintenance tasks as directed by the Maintenance Supervisor and Community Manager. This role involves diagnosing and repairing issues related to HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structures, and appliances. The Senior Maintenance Technician ensures the safety and cleanliness of the property, maintains amenities, and responds to maintenance requests promptly and professionally. This position also involves supervising outside contractors, maintaining inventory, and ensuring compliance with all relevant policies and regulations.

Maintenance and Repairs
Perform daily maintenance tasks and diagnose/repair issues in various areas.Respond to maintenance requests promptly and professionally.Property and Amenity Maintenance
Maintain pool, hot tub, and other amenities.Ensure safety and cleanliness of buildings and grounds.Maintain exterior property for curb appeal.Preventative Maintenance and Inspections
Schedule and document preventative maintenance and apartment turns.Conduct regular inspections of common areas and equipment.Supervision and Coordination
Supervise duties and outside contractors in the absence of the Maintenance Supervisor.Coordinate move-ins and move-outs.Safety and Compliance
Assist with safety meetings and compliance with policies and regulations.Report potential liabilities and ensure property compliance.Inventory and Supplies Management
Maintain inventory and assist in purchasing materials and supplies.Resident and Community Engagement

High school diploma or equivalent requiredHVAC-EPA (Type II) or EPA Universal license is required.Certified Pool Operator (CPO) license strongly preferred. Associates hired without a CPO license will be required to obtain within 90 days of hire.Valid driver’s license may be requiredExperience
Minimum of 2 years of experience in property maintenance or a related field.Skills and Competencies

Estimated Rate of Pay:
$26.18 - $34.03This position is non-exempt; the range above reflects hourly rates.
The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:
