Gilbane seeks a Senior Maintenance Technician in Ypsilanti, M. The Senior Maintenance Technician is responsible for all daily physical building-related activities including general electrical, HVAC, and plumbing repairs. The Senior Maintenance Technician will also supervise and guide the onsite maintenance team to complete tasks in a manner that maximizes the value of the property and customer service

Responsibilities

The Senior Maintenance Technician will report to the Property Manager and be part of an onsite team. Responsibilities include, but are not limited to:

Oversee and perform routine maintenance tasks, including plumbing, electrical, HVAC, and general repairs.Respond promptly to maintenance requests from residents and address issues efficiently.Conduct regular inspections of property grounds and units, identifying maintenance needs.Manage inventory of maintenance supplies and equipment, ensuring proper stock levels.Coordinate with vendors and contractors for specialized repairs or projects.Supervise and direct maintenance personnel, vendors, and subcontractors.Conduct preventive maintenance to extend the lifespan of equipment and facilities.Assist in the development and implementation of preventive maintenance schedules and plans.Must be available to be part of a rotating on-call schedule for after-hours and weekend emergencies.Uphold a high standard of cleanliness and safety throughout the apartment community. Qualifications Must have intermediate competency with HVAC, plumbing, electrical, appliance repair, and paintingMinimum of 3 years maintenance experienceThe senior maintenance technician can come from a variety of backgrounds, including apartment maintenance, HVAC, general labor, construction, hotel, general building maintenance, and work order managementHigh school diploma or equivalentMust have and maintain a valid driver’s licenseStrong communication and customer service skillsMust be a good team player with multi-tasking skillsMust be available to be part of a rotating on-call schedule for after-hours and weekend emergencies
