About the Role

Assist Director of Construction Project Management to oversee all aspects of the building/development process, working closely with engineers and architects to develop plans, establish timetables and determine the construction budget, ensure the project is completed on budget, within time constraint with high quality. Besides, he/she shall also be able to conduct risk and ESG assessment on the project from various aspects, co-ordinate with all internal stakeholders on the relevant approval process and report progress in accordance to our governance requirements. In addition, he/she shall also be responsible for planning and execution of preventive maintenance programs and capital improvement projects for AIA Building, AIA Central, 9&10 Headland Road and other buildings (in future).

Roles and Responsibilities:

Work with consultants and conduct due diligence on physical real estate assets or development projects during acquisition or feasibility stage in the investment processes (10%)Prepare construction budget. project brief and highlight risk elements in determining the feasibility of a physical real estate acquisition/development project (10%)Direct the consultants to achieve our ESG goals in the design of development project and/or major fit-outs for the business units (10%)Work closely with group sourcing and consultants to manage the tender processes for various trades and engineering works (10%)Monitor the performance of consultants and contractors both in design and construction stage with our benchmark and advise on ways to resolve problems and improve quality of work (10%)Work with local team and manage all relevant government related approvals for compliance with the regulatory requirements (10%)Report the progress on a regular basis and highlight the risk elements and risk mitigation measures for monitoring purpose (10%)Prepare and execute annual preventive maintenance programs for the portfolio of owned buildings (mainly in Hong Kong and managed by Group Investment), with cost/benefits analysis, with the plan to improve the service level including minimization of downtime for equipment (20%)Closing the project with the final accounts, handover the completed projects to facilities/asset management departments and ensure all maintenance requirements identified and liability in the construction works have been cleared (10%)Perform other responsibilities and duties periodically assigned by supervisor in order to meet operational and/or other requirements

Minimum Job Requirements:

Degree in related disciplines including architecture, building surveying, building services engineering and related fields in construction;Minimum of 10 years of relevant experiencesMember of professional institutions, preferably in architectural, engineering or surveying disciplinesExcellent communication in English and Cantonese is a must. Mandarin is preferable
