Role impact:
To maintain and operate the Property in a first class manner within operating budget guidelines while providing an excellent working environment for our office tenants, retail customers, and employees.
What you will deliver:
Manage the activities of all direct reports, including the property operations team, to ensure the timely achievement of department goals, within prescribed policies, procedures and standard business practices. Provide ongoing coaching to all staff to foster professional development, and for succession planning purposes. Interact closely with property, national operations, and national approved consultants, suppliers and service providers. Manage relationships with property operations contractors, vendors and consultants, including but not limited to facilities maintenance, and elevator maintenance, ensuring all responsibilities are completed and key performance indicators are met. Prepare and implement annual operating expense and capital budgets (for building operations) through reviewing past expenses, determining future needs of the property and monitoring actual expenditures (emphasis on utility and energy management) against budget on a monthly basis in order to ensure Property Operations maximizes revenues by operating within prescribed budgets. Contribute to the property annual capital program by providing input, ensuring tasks are completed on time, on budget and in line with national guidelines. Authorize and process all property operating expenses, within approved guidelines, and coding and signing all invoices to ensure appropriate allocation of expenses and that Property Operations remain within prescribed budget guidelines. Ensure all building systems, including but not limited to mechanical electrical, are operating as designed by conducting property inspections and identifying long term equipment replacement in order to provide tenants, customers and employees with a safe and healthy environment. Develop and administer comprehensive preventative maintenance schedules utilizing building-automation and associated technologies. Support the transition to predictive maintenance using data to drive insights and operational decisions Assist in the design for all major additions or renovations to the property on items of an operational nature. Review and comment on all tenant drawings on items of an operational nature. A focus on achieving a decrease in operating costs through efficient operation and energy conservation initiatives without compromising overall customer satisfaction. Lead sustainability efforts through participation in property specific and national programs, including but not limited to utility consumption, decarbonization, and relevant building certifications. Fosters a safe working environment through the development of strategies focused on accident prevention. Ensure compliance to all EHS regulatory and corporate standards.

What you need to succeed:
Undergraduate degree in Engineering or a relevant field of study Professional designation as a Certified Engineering Technician/Technologist (CET), a Certified Energy Manager (CEM) or a licensed professional engineer of Ontario (P.Eng). Professional accreditation/certification, including but not limited to RPA or FMA(BOMI Institute) an asset; A minimum of 10 years working and operations management experience with at least 5 years in a supervisory/management role in a commercial real estate environment, ideally in positions of increasing responsibility and properties of complex scope (i.e. large, mixed-use facility); Thorough knowledge of electrical/mechanical systems, maintenance and building automation systems, environmental health and safety compliance requirements; Understanding of preventative maintenance, service related software programs (i.e. Maximo) coupled with an appreciation of new technologies and system efficiencies Strong knowledge of financial management, sustainability, and lease administration; Experience leading a team through the completion of complex projects and capital programs. Knowledge of new technologies and equipment and system efficiencies; Computer proficiency in Word, Excel and Gmail.
