SUMMARY

The Senior Property Manager position supports and assists in the management of commercial real estate in accordance with the established agreements. The Senior Property Manager is involved in all aspects of day-to-day operations of a property portfolio including office and mixed-use assets (including recreational uses) that spans a large geographic area (limited travel is required).   The Senior Property Manager’s responsibilities include team leadership, accounting, tenant and client relations, contract administration and procurement, capital project implementation, etc. The Senior Property Manager handles tenant complaints and service requests, and preventative maintenance. The Senior Property Manager assists in the preparation of the annual budget, reporting, capital planning, monthly reporting preparation and financial performance of the property.

KEY DUTIES & RESPONSIBILITIES

Maintain positive tenant and client relationships through professional & effective responsiveness & proactive consideration of tenant issues, thereby ensuring that tenant expectations & landlord criteria are being consistently met. Provide excellent tenant service. Respond to tenant requests/problems in a timely and courteous manner by directing vendors or maintenance staff. Follow-up with the tenant to ensure satisfactory resolution of the issue. Ensure that there is 24-hour emergency coverage for the property as required.  Act as direct tenant liaison to ensure that all tenant construction activity & landlord work are well-coordinated, organized & proactively managed, & in fulfillment of lease obligations as needed.  Meet with property team, tenants, vendors, contractors & senior management as needed to review & provide support to resolve operational challenges & implement new initiatives. Responsible for all relevant tenant communications Accountable for the Fire, Life, health & safety of operations within the building Hold shared accountability for building presentation to ensure best-in-class image is upheld at all times for all managed assets.  Provide assistance in the fulfillment of the maintenance & upkeep of ongoing resources & financial performance. Coordinate tenant/stakeholder meetings. Assist in the preparation & implementation of initiatives to increase & uphold the quality & effectiveness of tenant/owner relations. Lead & develop a diverse property and operations team.  Accomplishes organization goals by accepting ownership and exploring opportunities to add value to managed assets.  Manage inspection & audit process for services delivered. Manage & report non-conformances & critical incidents.

 

KNOWLEDGE & SKILLS

Financial acumen and experience with property accounting and reporting. Community college diploma or equivalent training (e.g. CPM, RPA, FMA) More than ten years of directly relevant Commercial Real Estate Property Management experience. Ability to effectively communicate both orally and in writing with peers, managers and clients in both French and English.  Strong working knowledge of MS Word, PowerPoint, Outlook, and Excel. Experience with RFP and Federal Government procurement processes an asset.
