We have an outstanding career opportunity for a Senior Property Manager to join a leading Company located in the Arlington, VA surrounding area.
Responsibilities:The Senior Property Manager is responsible for all aspects of managing a commercial building - from operations and financial activities to managing important relationships with our tenants, property owners, and vendorsThe Senior Property Manager will oversee tenant improvements and service contracts, supervise the completion of property inspections, and work with ownership to implement any recommended developmentsIt is also the responsibility of the Senior Property Manager not only to exhibit legendary customer service when communicating with tenants, prospective tenants, owners, and vendors but also to focus on productivity and resultsProfessionally represent the Client while adhering to the terms and conditions of the management agreementEnsure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directivesProvide management and leadership to property staff, including hiring and performance managementDevelop comprehensive annual inspection process for properties; complete weekly, monthly, quarterly, and annual inspections as required for a specific asset,  best practices, and/or client requirementsDevelop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure a smooth recovery processBid, negotiate, and manage conformity with vendor contracts in accordance client's procurement contract requirementsMaintain interface with third-party owners and accounting team to ensure total contract compliance, including preparation of accurate and timely reportingCoordinate and oversee all tenant and building construction work to ensure timely and accurate completion of all construction work at the property on behalf of the clientParticipate in leasing and client team meetings and ensure effective communication between leasing and property management team members in order to achieve client's goals and objectivesProvide and foster positive relationships with tenants, external clients, and internal clientsRepresent and communicate clearly and accurately, in person, over the phone, and in writing the authority of the property manager based on legal agreements in effect and policiesCoordinate training and development activities for team membersFoster relationships with BOMA/local CRE members to maintain awareness of competitor activity and/or new business development opportunitiesAdditional duties or projects as assigned by Senior Leadership and the Client/OwnershipFoster a positive working environment for team membersProvide leadership and direction for the growth and development of team members
Basic Hiring Criteria:Bachelor's degree in Business Management, Finance, Accounting, or a related disciplineState Real Estate license requiredCPM and/or RPA designations or in progressMinimum 7 years of property management experience, Commercial /Class A Office managementMust have at least 3 years of experience managing people; specifically, a staff of three (3) or moreMust have intermediate to advanced Microsoft Word, and Excel proficienciesStrong understanding of financial reports, including variance of actual vsAbility to keep information strictly confidentialStrong desire to succeed in an entrepreneurial environmentExceptional oral and written communication skillsMust be able to handle multiple projects, changing priorities, and a continually heavy workloadStrong customer service orientation
