Senior Real Estate & Facilities Spec
**Job Overview:** The Senior Real Estate & Facilities Spec uses best practices and knowledge of internal or external issues to improve the Real Estate & Facilities discipline within McDermott. They will act as a resource for colleagues with less experience and share their conceptual and practical expertise related to the Real Estate & Facilities discipline. They solve complex problems and use discipline-specific knowledge to improve their products or services. The Senior Real Estate & Facilities Spec impacts a range of customer, operational, project, or service activities with the Real Estate & Facilities team and other related teams and ensures that they work within the appropriate guidelines and policies. **Key Tasks and Responsibilities:** + Manage multiple end user needs at the same time + Respnsible for day-to day Facility Management and management of Facilities Team + Respnsible for Transport function and Transport Team + In charge of Space and Resource Planning and Execution of personnel relocation + Develop and guide staff professionals by providing effective performance feedback and training + Complete routine administrative tasks + Act as the central point of Facility contact for business stakeholders and suppliers and respond to questions related to the project requirements and design, provide high-level work estimates + Participate in Supplier RFP processes and Point of contact for FM Vendors/service contractors + Review, analyze, and define application requirements as reflected in the required documents and contributes to the technical development specifications by ensuring that these meet the Requirements + Budget forecasting OpEx and CapEx + CapEx planning, Execution, Project Management and budget control + In charge of Liaising with Authorities on Compliance matters related to company facilities + Point of contact for Facility/HSE compliance responsibilities + Point of contact for Building maintenance responsibilities-preventive and corrective + Serve as prime liaison with building management and maintenance for one office location. May serve the same function remotely for other sites as needed + Serve as a primary employee point of contact for all facility-related issues for one office location. May serve the same function remotely for other sites as needed + Coordinate and manage vendor/service provider activities + Responsible for FM related documentation preparations (Service Work Orders, Purchase requisitions) + In charge of Record keeping of Facilities assets + Review facilities projects with the Facilities Manager/Director for approval + Coordinate with the Facilities Manager/Director on all facilities-related matters + Attend scheduled facility team meetings + Ensure adherence to all corporate, contractual, ethics, and safety standards, policies, and procedures + Provide oversight to other facility staff + Perform other responsibilities unique to the location(s) **Essential Qualifications and Education:** + 7 -10 Years’ of Middle East experience + 3 years minimum in a similar role with a Multinational Company + As a minimum - Bachelor’s Degree in Engineering/Architecture/Facility Management. + Real estate and facilities-related certification coursework as additional qualification + Construction and Fit-out works -Project Management experience and skill set for CapEx execution is a must. + Ability to review and analyze third-party reports, including engineering, environmental, and appraisal reports + Highly organized, diligent, and detail-oriented + Strong project management skills to manage a large volume of workflow + Ability to prioritize and manage their workload to meet deadlines consistently with the accuracy of financial information + Strong interpersonal skills + Software knowledge on Microsoft Word, Power-point, Excel essential. AutoCAD skills is an advantage + Technical knowledge of Building Management is a requirement + Be a self-starter and autonomous operator with leadership skills + Excellent Presentation/Communication skills and Strong interpersonal skills + High level of written and verbal communication in English (Arabic is an advantage) + Excellent organizational skills, assertiveness, pro-active mind-set, diligent, and detail-oriented + Proven track record with references + Familiarity with JAFZA and Trakhees authority requirements is a plus. \#LI-DA1 Our ingenuity fuels daily life.
