Senior Regional Manager

Job Description:

Senior Regional Manager is a management position with accountability to plan, implement and monitor operations, profitability, quality service, marketing and resident relations of the property, while maintaining the owner’s investment. While overseeing the operational and financial performance of a portfolio of properties, they are also expected to mentor other Regional Managers and assist with new business preparations. The Senior Regional Manager reports directly to the Regional Vice President or the Vice President.


ESSENTIAL DUTIES: Include but are not limited to the following job specifications:

Preform all duties of a Regional Manager by maintaining a portfolio of properties and ensuring successful operation of the properties.Act as an official Regional Manager mentor, providing structured and routine mentorship and training to Regional Managers. Provide training and support with monthly accounting process/financial review for DM/RM, where applicable. This would include the budget process and review, as needed.Organize and provide training in additional areas as need. i.e. ZForce, reporting/financials, operational best practices, performance coaching, etc. Provide support and guidance for DM/RM through new asset takeovers and dispositions, where applicable.Facilitate the RM/DM transition checklist when properties are moved into another DM/RM portfolio to ensure a positive experience both for the new RM/DM and the client.May support and supervise District Managers and/or Regional Managers. Monitor performance of the DM/RM under their portfolio, where applicable. Keeping an open line of communication with the client for feedback.Assist the Vice President and Regional Vice President with new business development as needed. Lead or assist operations team with due diligences as needed.Back up other Regional Manager’s when they are out of office on PTO.Assist by organizing and leading Manager’s meetings, and presenting at such meetings and/or Regional Manager’s meetings when needed. Liaison between other ZRS departments (HR, Accounting, Operations) to streamline communication to DM/RM’s under their portfolio.Collaborate with other ZRS departments by participating in focus groups to review/test new software platforms or processes.Work with Clients on sustainability incentives in line with client goals. Ensuring these are tracked in client provided portals.Prepare and deliver Regional Portfolio reports, as required.Meet with VP or RVP’s quarterly to review property performance and company initiatives. Perform special projects as requested by the Vice President and the President.

SKILLS and ABILITIES OF SUCCESSFUL SENIOR REGIONAL MANAGER:

Possess strong computer skills - intermediate knowledge of Microsoft Excel, Word, Adobe and Power PointPossess excellent time management skills – i.e. ability to prioritize, manage time effectively and handle multiple projects and tasks• Possess financial and analytical skills Ability to respect and maintain confidentialityPossess good organization skills as well as being detail-oriented – i.e. ability to provide timely and accurate response to clients, the Regional Vice President or the Vice President or the President and all the departmentsKnowledge of business practices and principlesAbility to work in a team environmentAbility to cope with stress in a composed mannerProven effective negotiating and good communication skillsPossess strong management, leadership; and interpersonal skillsMust be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of actionRepresentative of ZRS – ability to convey and maintain professional image

QUALIFICATIONS:
A college degree preferred. Preferably five years’ experience as a Regional Manager, of which a minimum of three years’ experience as an RM at ZRS. Success with managing multiple clients and/or more challenging clients. CPM preferred. Range of experience should include but is not limited to: budget preparation, lease-ups, pursuing new business opportunities, due diligence, takeovers, and reverse takeovers.

WORKING CONDITIONS: 
The Senior Regional Manager works normal business hours, although long hours and evening meetings are sometimes required. They may be required to deal with emergencies on weekends and holidays. This position is exempt from overtime and may entail working hours as needed to perform the position requirements satisfactorily. Travel will be 50% up to 75% varying on portfolio and current portfolio conditions/needs. The Senior Regional Manager must maintain a valid driver’s license and have a reliable vehicle to fulfill all of the job’s functions. Must have a proof of liability insurance and a valid driver’s license.
