About the Opportunity
As the Senior Technical Services Manager serving the Asia-Pacific region, your role is equal parts Building Services Development and Facilities Technical Services Management.
You are a member of a global Technical Studio team of functional experts spanning all design disciplines, providing guidance, standards and resources to internal design, delivery, and operations teams, external consultants, and Franchisees. You will be responsible for contributing to global design standards (tools, processes, product) that empower project teams to deliver excellent quality space on time and on budget.

You are the Quality Control lead in your region and you will be responsible for managing the pre-opening planning process for Building Operations functions and the proper handover of projects from our Development department to the Building Operations department.
You will ensure standards are being appropriately rolled out, implemented and tracked.
Your area of subject matter expertise in Engineering should cover the disciplines of HVAC / Mechanical Engineering, MEP Services Coordination, and Indoor Air Quality.

When required, contribute to strategic planning discussions for the Building Engineering group within the Product organization at WeWork.
Contribute to recruiting, onboarding, development efforts required for a successful building engineering function at WeWork
Contribute to and execute program in support of the onboarding and development of team members from Design, Development, and Product Extensions, as required.
Dedicated point of contact for all building-engineering related issues in the Physical Product Org in your region (Architecture, Art & Graphics, Interior Design, Lighting).
Contribute expertise and experience for:
a subject matter within building engineering (mechanical, electrical, public health, fire/life safety)
regional-specific knowledge for locations in which WeWork constructs or operates
cross-functional collaboration within WeWork
Participate in programming meetings to Review the building lay out and design, highlighting any Operational or Engineering design risks.
Keep track of many ongoing projects, and attend site at critical stages when necessary, to ensure operational elements of the facility are as per the agreed upon specifications.
Audit and provide high-level technical review of deliverables from external team of cross-disciplinary professionals that includes architects, interior designers, BIM specialists, MEP engineers, ICT engineers and provide feedback to discipline leadership and commercial management teams
Make critical path decisions to ensure the overall success of the project, including being on time, on budget, and to an exceptional level of design, operational, or member-experience quality
Participate in building opening Hand Over and Punch List completion
Work with Regional Operations Leadership to ensure there is an accurate and efficient process and policy in place, to support the transition of a new build from the product team to the regional Operations team.
Drive improvements to opening processes to improve consistency of build quality and reduce pre-opening Operations change order spend, within your region.
Provide support in all trades to effectively maintain buildings and continually reduce defects
Increase operational effectiveness & efficiency of buildings and infrastructure
Assist in building the portfolio facilities team as needed
Be the first point of escalation for large facility maintenance emergencies and Community Director
Work with service contractors & Facilities Leads to schedule as needed
Prioritize daily facility issues and effectively delegate responsibilities
Daily oversight of facilities CapEx budgets and spending
Oversee maintenance-related procurement requests
Review of alarms from BMS systems including Delta, Niagara, Trend, Siemens across the Operations portfolio. Highlighting issues with onsite engineers and chasing to fix through SalesForce and direct contact.
Review of the HVAC ticketing dashboard for building trouble spots.
Provide internal diagnostics guidance for proactive and reactive HVAC member complaints
Use reports & inspection data to conduct root cause analysis on poor performing buildings or equipment and improve the maintenance regime or recommend CapEx solutions.
Analyze R&M spend + contracts to identify buildings with high break rate spend and repeated points of failure
Assist third-party BMS contractors in accessing WeWork systems where necessary.
Execute on Global strategy set by Head of Assets management and Facilities
Assist in the negotiation, onboarding, and quality assurance of facilities service contracts including but not limited to:
Fire, life Health & Safety systems
Water management (legionella)
CMMS Management
Energy Management
Elevator and lifting equipment management
HVAC Management
Lighting Management
Building Maintenance
Preventive and Predictive Maintenance
Corrective Maintenance
M&E Systems & Equipment Maintenance
Develop and oversee all Preventative Maintenance Programs
Act as the liaison between the Community Management team and the building’s Property Management team for any escalated issues
Meet KPI targets within the portfolio set by Regional Head of Facilities & Asset management
Collaborate - Work effectively with your team members across various projects and initiatives and functions globally
Communicate regularly to Physical Product leadership, and initiative and project teams with updates such as the status of project or task completion, upcoming benchmark goals, potential issues, etc.
Provide project and staff related insights to the engineering leadership and proactively create tools and processes to achieve workflow and design efficiency improvements within the engineering team
Ensure that Building Engineering team solutions are effectively communicated to the broader teams of functional scope (design, ex. bldgs, cap. impr.), resulting in proper execution and unparalleled member experience. Ensure that design intent is maintained, from design through procurement, construction, and opening.
Lead internal and external team meetings, distribute clear and concise actionable agendas and meeting minutes are distributed
Manage the execution of any required tools, trainings, or standards updates required to achieve the strategy for onboarding, maintaining metrics for technical performance, and project quality compliance of external vendors

Experience & Requirements
College graduate with accredited four-year degree. Mechanical Engineering discipline preferred. 2-year technical degree considered with additional 3+ years work experience beyond what is described below
10+ years of professional design, construction, or operation in high-quality commercial or hospitality projects. Mixed-use residential, cultural, and institutional experience also will be considered
5+ plus years of management experience in the facilities, construction or related industry for a minimum of 5 locations
Knowledge of and experience working with local building codes in at least one jurisdiction in which WeWork operates or constructs property, industry best practice guidelines and other applicable knowledge in a subject matter of expertise within the discipline of building engineering ((mechanical, electrical, public health, fire/life safety)
Strong working knowledge of commercial MEP systems, specifically HVAC, plumbing, fire and life safety systems and electrical distribution networks
Track record of delivering outstanding high quality design, leading teams on high profile projects
Facility with budgeting and scheduling
Ability to analyze, interpret, and incorporate metrics and data (area, pricing, schedule, etc) into MEP design solutions
Passionate and curious about the built environment. Maintain a desire for knowledge about all aspects of what we do at WeWork and look for ways to contribute your knowledge and learn from others.
Flexibility to travel within Asia-Pacific region as necessary
Demonstrate integrity, dependability, accountability, self-awareness, strong work ethic and empathy
Degree in Engineering from Accredited University
(Preferred) Professional Licensure (engineering) in one or more jurisdictions where WeWork operates or constructs property OR BOC; SMA; FMA certifications
Health & Safety qualification not required but desirable

Proficient in the following programs: Procore, all things Google, Bluebeam Revu
(Preferred) proficient in the following programs: MS Office, Adobe Creative Suite, BIM (Revit), Tableau or open source data analytics software
