This position has frequent contact with stakeholders requiring zero-downtime to client operation sand ensuring critical equipment are maintained based on JLL and client policies
Ensure client infrastructures are resilient and understand the critical MEP systems on site including UPS, CRAC, chiller, generator, fire alarm etc. with an ability to support client security teams and their systems
Responsible for 24-Hr emergency and alarms on client premise
Must be prepared to be on call and work out of normal working hours where applicable
Maintain and monitor all building automation systems (BMS, Lighting Control system, BOS)
Manage, supervise and develop a close working relationship with all of the vendors under his control to ensure that they fully understand the Client culture and are made to feel part of the team delivering a high quality of service.
Responsible for client premise inspection and safety standards are used to comply with client, JLL and local guidelines
Responsible for building shutdown activities and coordination support to stakeholders
Responsible and supervise/escort on work carried out after office hours
Supporting stakeholders to any request related to facilities
Assist on Annual Pull the plug or building shutdown
Assist to facilitate 6-monthly emergency fire drill
Perform a wide spectrum of building maintenance and repair work
Provide handyman services (i.e change light bulb, paint touch up, fixed floor, ceiling, doors & system furniture, and any facility related rectification works)
Provide support on moves and event logistics
Coordinate special projects as directed by JLL or client
Ensures delivery of PPM in line with agreed timelines and monitors vendors to ensure service delivery in line with KPI/SLAs
Responsible for completion of all maintenance service requests as assigned
Maintain inventory control for cost effective operations (any JLL or client procured items)
Weekly health check of critical equipment rooms
Required Qualifications, Skills and Experience:
Minimum 3-4 years significant hands-on experience in technical works e.g. M & E and other building or facility services
Ability to build good working relationships with managers, stakeholders, landlords, colleagues and service providers
Good communication skills (written and spoken english)
Able to work in flexible hours as required by the facility
Able to work effectively both independently and in a team based environment
Demonstrated willingness to be flexible and adaptable to changing priorities
Good multitasking and organizational skills
Required Competencies:
Diploma in Civil / Mechanical / Electrical Engineering or in any related field
Confident, clear and comfortable communicating with diverse groups at all levels of the organisation
Thoughtful and good in written comms, with an eye for detail, always thinking a step ahead and aware of others perspectives
Goal oriented, able to maintain focus on deliverables in a high volume and high growth environment
