ESSENTIAL DUTIES AND RESPONSIBILITIES
The associate is responsible for the functions below, in addition to other duties as assigned:
Provides project leadership and continuity by being the primary contact both internally and externally for all scope, budget, costs issues, design, and construction related items and issues for the life of the project.
Manages multiple projects. Requires effective interaction and coordination with other project team members and internal company departments as well as external parties.
Works with the Director of Construction to maintain, monitor, and track project information and events such as budget tracking & scheduling reports that are submitted to the management team monthly.
Develops recommendations to ensure that financial, marketing, and merchandising objectives for projects are met and from time to time will develop and manage project scopes and budgets.
Maintains knowledge of company standards & criteria and performs intermediate and final plan reviews to assure design integrity and compliance.
Manages and is accountable for the budget through completion of project.
Responsible for assigned projects completion according to the company’s standards for criteria, time, cost, and quality.
Solicits proposals for change orders & services associated with assigned projects and negotiates with the vendor providers to ensure that the best value is achieved for the company.
Conducts regular field inspections on assigned projects, ensuring contractors’ compliance with contract documents and takes necessary corrective action to ensure objectives are achieved.
Reviews and approves contractors’ applications for payment as authorized by management on approved contracts and purchase orders.
Initiates the schedules with the contractors and coordinates schedules with all the internal stakeholders to facilitate fixture setup activities ensuring that timely occupancy of the store including delivery and installation of equipment, utility connections, refrigeration startup, receipt of all required occupancy licenses, and working with store operations to receive merchandise.
Provides design and construction expertise to operations and departments in response to questions in the area of maintenance and repair.
Submits to the Director of Construction project-related expenditures for approval, processes change orders for contracted work and monitors ongoing costs for compliance with approved budgets.
Initiates and coordinates the project close-out process making sure that all permits have been closed out, final inspections have been completed, and that the contractor has submitted their close out package in conformance with the contractual requirements.
Responsible for providing effective coordination between internal stakeholders, team members and outside parties i.e., developers, design consultants & governmental agencies as required to keep the lines of communication open and to achieve the desired project outcomes.
Provides ongoing evaluation of best practices & standards as well as new ideas, input and recommendations for criteria and process improvements.
Establishes and maintains formal and informal channels of upward communication. Encourages the expression of new ideas, suggestions, and feedback from internal and external sources. Reviews suggestions for appropriateness and make recommendations for further action.
Responsible for project schedule creation and maintenance with accountability for achieving all scheduled dates.
Supervisory Responsibilities
This position interacts and collaborates across District Manager, store, specialist positions and merchants with the purpose of meeting performance expectations. The position does not directly supervise associates.
Qualification Requirements
To perform this job successfully, the associate must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skills, and/or abilities required:
Education and/or Experience
Associate degree (AS/AAS/AA) or vocational certificate in construction management/ engineering, architecture or equivalent education and/or experience, plus a minimum of one (1) to three (3) years' experience in design, fixturing, and construction of retail facilities.
Language Skills
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public. Ability to read, write, and speak English fluently.
Mathematical Skills
Ability to work with mathematical concepts, such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
Reasoning Ability
Ability to solve practical problems and deal with a variety of concrete variable in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
