POSITION PURPOSE
Under minimal supervision, manages construction project management staff and installation teams assigned to new and remodel construction projects from the store design phase through construction and warranty periods, including coordination of architects, engineers and design consultants. Employees in this job classification provide overall authority to determine construction methods, specifications and materials, quality of workmanship and coordination of construction service teams. This job classification requires advanced knowledge of construction principles and practices; the ability to effectively supervise assigned staff; and the ability to manage, develop, implement and administer construction functions that strategically support the Company’s goals.
ESSENTIAL JOB FUNCTIONS AND BASIC DUTIES
1) *Plans, manages and organizes the construction project management function; ensures a competent, motivated staff through hiring, counseling, handling disciplinary actions, training, employee development, performance reviews and other issues. Reviews and approves work of subordinates. Responds to inquiries from customers, management, vendors and others, provides documents, explains procedures, interprets policy, resolves discrepancies and complex problems; ensures resolution of all issues in an accurate and timely manner.
2) *Manages construction projects with regard to quality of construction, conformance with drawings and specifications, job site coordination meetings, store operation requirements, administrate construction questions, and schedule deliveries for all building and FF&E equipment.
3) *Oversees construction management responsibilities including bid package development, general contractor selection, contract writing, store personnel meetings, attend and conduct a variety of meetings, organize and maintain project files, review financial reports, contract progress payments, lien releases, final billings, and generate punch lists. Coordinates and develops construction schedules and phasing concepts with merchandising requirements, fixture installations, refrigeration installations, vendors and contractors.
4) *Coordinates with Store Design Team on Lozier meetings, blue print budget estimates, planning, development and coordination of construction specifications and drawings for accuracy, code compliance and in-house standards for construction of
new and remodel projects. Ensures governmental compliance by working with local, state and federal agencies to obtain final permits for construction to include health, planning, building department, fire department, ADA compliance and air quality.
5) *Develops and manages blueprint estimates and final estimates directly related to building and FF&E costs. Works directly with purchasing department on equipment orders, vendor services, materials, contract services and construction services for construction projects based on final building and FF&E estimates.
6) *Manages closeout of construction projects by compiling “As Built” drawings, archives drawings and specifications, and project maintenance manuals. Reviews for accuracy and completeness.
MINIMUM QUALIFICATIONS
EDUCATION AND EXPERIENCE: · Bachelor’s degree in construction management, business or related engineering fields or equivalency. Five to seven years (5-7 yrs) of retail construction project management or other related experience.
REQUIRED
KNOWLEDGE: · Demonstrated leadership skills in planning and coordinating projects, resources, vendors and internal resources. · Strong knowledge of concepts and fundamentals of a wide range of building trades and building code compliance matters.
SKILLS/ABILITIES: · Ability to analyze, plan and draw sound conclusions. · Strong presentation skills in order to persuade audiences to support proposals. · Strong technical, project management, and analytical aptitude. · Ability to communicate verbally and in writing with others including staff, corporate personnel, property owners, contractors, developers, vendors, merchandisers, and governmental agencies. · Strong knowledge of local, state and federal requirements pertaining to construction. · Excellent planning, prioritization, presentation and organizational skills. · Advanced analytical skills for making sound business decisions involving a wide range of factors with significant budget impacts. · Ability to maintain effective communication and working relationships with all stakeholders and team members.
Work is performed in various environments, normal office, maintenance shop, warehouse, and construction areas. Drives to various locations. Occasional exposure to extreme temperatures, high voltage, heights, power equipment and tools and hazardous materials. Work irregular hours. On-call for emergencies
