ROLE SUMMARY
The Facilities & Maintenance Operations Engineer supports the operations and maintenance of complex building operations in research and development facilities and supports the design, engineering and management of a wide range of technically complex mechanical, electrical, and process systems for Global Workplace Experience (GWE) in support of the Vaccines Research Unit campus located in Pearl River, NY.
This entails a diverse range of accountabilities including supporting the outcomes of vendor and contractor work performed on building systems and assets and providing technical engineering support to develop scope of work, project execution plans, and associated engineering studies for equipment installation, modification, and replacement, in accordance with site specifications. This position will provide engineering support, and input for all phases of small capital and maintenance expense projects from concept, turnover and operations. This position will support the facility manager in regard to execution of site operations, expense projects, and capital projects to ensure assets are maintained in a manner that supports critical business objectives. Additional responsibilities of the role will include monitoring of the site’s utilities budget.
A close working relationship with research colleagues and internal and contracted resources will facilitate the development of facility requirements, analysis of needs, complete engineering studies, make recommendations, and execution of projects and/or plans /options that align with overall GWE objectives and goals.
ROLE RESPONSIBILITIES
Ensure with support from other GWE colleagues the outsourced service provider maintains and operates the facility and its respective support systems and equipment in a manner that maximizes the productivity of personnel in laboratories, vivarium, and support spaces.
Provide technical support and troubleshooting as needed for HVAC, utility, high purity water systems, electrical and specialty facility systems to minimize unplanned interruptions.
Ensure with support from other GWE colleagues the supplier’s Reliability Maintenance Program is optimized for all relevant GWE equipment and systems to meet the needs of the business.
Assist with planning building utility shutdowns.
Analyze critical building systems and related equipment.
Comply with all governmental, company, and industrial regulations, codes, and standards, health safety practices, and permit systems such as LOTO or impairments.
Manage all facility equipment and/or system excursions or facility events using Pfizer’s reporting system and the associated CAPA measures based on sound root cause analysis.
Provide project management support on major and minor Facilities Projects including design, construction and interactions with Maintenance & Operations. Support project execution, including coordination of technical, financial, and contracted resources toward achievement of stated goals.
Established ability to support a variety of projects at one time and bring them to completion while working with a high degree of independence as applicable and appropriate.
Work as a partner with construction teams that consist of Pfizer staff, architects, engineers, and construction managers during project scope development, design, construction, commissioning, start-up and occupancy activities.
Support the optimization of energy consumption, utility costs and conservation with the goal of being a good corporate steward of resources and continued cost savings.
Provide input, supporting documentation and monitoring of the site’s utility costs versus budget.
Update job knowledge by participating in internal and external training opportunities; internal communities of practice; maintaining personal networks; participating in professional organizations and maintaining professional credentials.
Performs other related assignments as identified by GWE Management as deemed appropriate.
BASIC QUALIFICATIONS
Education and Experience
Bachelor’s degree in mechanical, electrical, or chemical engineering
Minimum of three (3) years of relevant experience
Technical and Soft Skills
Demonstrated knowledge and experience with the operation and maintenance of HVAC systems, building automation systems, chilled water, steam and purified water systems
Working knowledge and use of Computerized Maintenance Management System (CMMS) for equipment asset history and preventive maintenance scheduling
Ability to partner with and work as a team with project engineering resources
Working knowledge of Occupational Safety and Health Administration (OSHA), Environmental Protection Agency (EPA) and other relevant regulations
Possess an understanding of project management methods, procedures, and controls
Ability to support the preparation of design plans, technical reports, evaluations, and cost estimates
Ability to present and discuss finding with management, colleagues, consultants, and non-company officials
Possess broad analytical and critical thinking skills
Skilled collaborator and communicator with excellent written, verbal and people skills
PREFERRED QUALIFICATIONS
Knowledge of Honeywell Building Management System software and associated hardware
Experience with an outsourced service provider delivery model
Knowledge of Central Utility Plant operations
Experience in a pharmaceutical research or manufacturing environment
PHYSICAL/MENTAL REQUIREMENTS
Due to the nature of work assignments, incumbents must be able to perform detailed work on multiple, concurrent tasks, with frequent interruptions and under time constraints. NON-STANDARD WORK SCHEDULE, TRAVEL OR ENVIRONMENT REQUIREMENTS
Day shift with occasional after hours or weekend response for onsite support associated with facility incidents or excursions or planned shutdowns for maintenance and/or capital and expense project execution
Respond as required to the site in support of business continuity and emergency events
Periodic travel may be required in support of GWE business requirements
Entry and work inside laboratories, vivarium, mechanical/electrical rooms, central utility plants, maintenance shops, shipping and receiving and service corridors. While working in these areas, strict adherence to gowning procedures and personal protective equipment will be required as applicable.

The annual base salary for this position ranges from $86,000.00 to $143,300.00. In addition, this position is eligible for participation in Pfizer’s Global Performance Plan with a bonus target of 10.0% of the base salary.
