Job DescriptionTeam Summary
The Senior Manager of Corporate Real Estate Services manages the Real Estate portfolio, workplace services, global strategic planning, customer relationship management, special projects related to Visa real estate and facilities functions for Visa offices in Southeast Asia [Indonesia, Philippines, Vietnam, Myanmar and Cambodia (IPVMC), Malaysia and Thailand (MT)]. The selected candidate will be based in our Philippines office in Pasay City.
This role is part of Visa’s Corporate Real Estate Asia Pacific Team, reporting to the Regional Head of Corporate Real Estate Services who is based in Singapore. The overall team is part of Visa’s Corporate Services Team under the Global Head of Corporate Services, based in San Francisco.
What a Senior Manager, Corporate Real Estate, South East Asia does at Visa:
Leads the activities of in-house and outsourced resources in the delivery of real estate transaction services, construction / project management, facilities management and space planning.Ensures the delivery of daily facilities services through third-party service providers and their designated partners to ensure both hard and soft services are of the highest standards and a focus on workplace and employee experiences.Regularly collaborates with fellow Corporate Services colleagues, both regional and global.Maintains relationships with key stakeholders to ensure that facilities services are delivered in line with the business requirements and in continuity across the business.Maintains relationships with property owners of leased office spaces.Develops and manages real estate capital and operating expense budgets, provide input into financial planning and expense forecasting of budgets, consistently seek, suggest and document cost control ideas and process improvements.Maintains accurate data on portfolio performance such as occupancy, costs and service delivery.Develops and execute Build, Operate, Renovate, Churn and Move projects based on the strategic plan, portfolio reviews, or on an ad hoc business need. Identify the need for additional internal and external resources (design, project management, facilities management, etc.) and direct their activities.Executes global portfolio management and strategic planning activities for the department using financial scenario planning and cost modeling, portfolio analysis, labor & demographic data, and real estate market information.Partners with key business unit stakeholders to develop a comprehensive outlook of workforce plan and headcount projections to support global footprint and growth strategies. Key responsibilities include, but are not limited to, business case development, real estate & labor market analysis, and supporting pursuit of economic incentives.Assists with global real estate portfolio reporting activities including monthly financial, operational and performance reporting to key stakeholders and regular ad-hoc reporting activities for the department.Collaborates in formal global customer relationship management (CRM) program for the GCRE function by developing the strategy, approach, processes, procedures and infrastructure. Develop and cultivate relationships with key global stakeholders in all geographies and levels within the organization, as well as third-party service providers and vendors to proactively obtain better, more timely insight into key business drivers that will impact the portfolio.Closely working on global lease administration processes, procedures and associated reporting activities covering IPVMC.Leads programming of workspace requirements (headcount/growth, allocations, adjacencies, special support needs) with business units, collate and analyze data related to requirements, workspace needs and plan for restack as appropriate.Target and/or maintain LEED or equivalent certified facilities operations at each major facility, as appropriate. Provide in-country site specific support to Global Security and Safety (GSS), who maintain corporate responsibility for security programs including but not limited to the employee badge program, Access Control and Video Surveillance Systems, and Security Risk Review Program, other duties include managing Visa Inc.’s Key Controls, Policies and Procedures (Chapter 8), the Site Emergency Response Program (SERP), the Emergency Response Team (ERT), and the First Aid and AED programs. In conjunction with GSOC East and GSS, manage and respond to alarm and security incidents within the site, conducting initial investigation measures in coordination with the Regional Head of GSS. Serve as liaison with local building management and security officials for safety and security related issues and will be the point of contact (POC) for law enforcement officials in liaison with the Regional Head of GSS. Works on special projects and strategic initiatives for the global real estate portfolio, as required. Demonstrates business and financial acumen to make strategic decisions, engage in negotiations, evaluate issues and propose solutions.Attends real estate industry conferences, tradeshows and symposiums on emerging trends and best practices.Maintains relationships with key real estate industry partners (i.e., developers, brokers, landlords, financiers, etc.) and other best-in-class CRE organizations.Contributes to Global and Regional Corporate Real Estate services initiatives including but not limited to Workplace Strategy (e.g. Activity Based Working), Sustainability (e.g. Carbon Emission Reduction), Wellbeing (e.g. Inclusion and Diversity supporting Workplace).Ensures required local permits, certificates and other regulations related to Corporate Real Estate are in place.Projects you will be a part of:

QualificationsWhat you will need:
At least 10 years experience in a similar capacity.A thorough understanding of both employee services such as cafe, mail services etc. and facilities services such as AMC/MEP maintenance, cleaning and vendor management and proven operational experience of managing across all disciplines.Knowledge of statutory compliance (including MEP, Health & Safety) and a “know how” to implement.Considerable knowledge of the principles and practices of building construction, maintenance, building codes & regulations.Strong experience in multinational corporation Corporate Services and Real Estate functions.What will also help:
Demonstrated experience in negotiating real estate leases, architectural/construction contracts, and workplace service provider agreements.Demonstrated experience managing the growth of facilities and developing the necessary facilities team to support the growth. This includes prior experience managing full spectrum of facilities/MEP planned maintenance, unplanned/emergency maintenance and prosecution of routine work orders.Demonstrated knowledge and ability in applying the principles of design and fit out/retrofit project managementExperience in creating and maintaining new workplace amenities and employee services that are best in class and beneficial to our employees.Able to develop strong relationships and influence key stakeholders in achieving Corporate Real Estate goals.Hand on experience in space planning and restack program in a similar capacity.Knowledge of security management and health and safety principlesProven people manager who can lead, drive & motivate direct/indirect resources.
