Job Description

The Senior Project Manager drives the successful execution of large-scale modular construction projects, overseeing schedules, budgets, and team coordination. This role includes strategic planning, risk mitigation, contract negotiation, and quality assurance while ensuring compliance with safety and regulatory standards. Strong leadership and communication skills are essential to manage cross-functional teams and maintain alignment with stakeholders.


RESPONSIBILITIES

Project Oversight & Planning

Manage large-scale modular construction projects, ensuring timely and efficient delivery within defined budgets and scopes of work.Develop, optimize, and maintain detailed project schedules, coordinating input from internal and external teams.Lead strategic project planning sessions, identifying potential risks and developing mitigation strategies to minimize disruptions.Oversee project change management processes to align scope, schedule, and budget changes with organizational objectives.

Collaboration & Leadership

Lead and mentor cross-functional project teams, including construction, logistics, design/engineering, and manufacturing.Drive alignment between internal teams, subcontractors, and external partners, fostering a culture of accountability and collaboration.Serve as a problem-solving resource, resolving complex project challenges and conflicts with efficiency and diplomacy.Provide guidance to assistant project managers and project managers to ensure overall team success.Partner with the General Manager, Projects to align project objectives with organizational strategy and ensure the successful execution of company priorities.

Budgeting & Financial Management

Develop, oversee, and manage detailed project budgets, ensuring alignment with financial performance metrics.Lead cost control efforts, tracking expenditures and identifying opportunities for cost savings.Manage high-stakes negotiations for change orders, ensuring they align with project requirements and budget constraints.Prepare comprehensive financial reports and deliver updates to senior leadership.

Subcontractor & Vendor Coordination

Negotiate and manage complex contracts with subcontractors, suppliers, and consultants.Monitor vendor and subcontractor performance, ensuring compliance with project timelines and quality standards.Oversee procurement strategies for materials and resources to meet project milestones.

Compliance & Safety Oversight

Ensure full compliance with all safety regulations, including OSHA standards and company policies.Oversee permitting and regulatory processes to ensure projects meet all local and federal requirements.Drive quality assurance initiatives, ensuring deliverables align with specifications and stakeholder expectations.

Communication & Reporting

Act as the senior point of contact for clients and key stakeholders, maintaining open and transparent communication throughout the project lifecycle.Lead high-stakes OAC (Owner, Architect, Contractor) meetings, addressing challenges and progress updates.Deliver comprehensive project reports tailored to meet the needs of diverse stakeholders.Complete all required reports accurately and promptly.Report on the status of multiple projects weekly to management.Facilitate clear and frequent communication with project teams.

EDUCATION | EXPERIENCE

Bachelor’s degree in Building Science, Construction Management, Engineering, or a related field is preferred.7-10 years of experience in construction or project management, with an emphasis on modular or multi-family projects.1-3 years of experience in a leadership role, such as Project Manager managing teams.Demonstrated ability to deliver construction projects on time and within budget successfully.Proven experience managing project teams, subcontractors, and vendors across multiple project phases.Strong knowledge of construction processes, safety standards, and building codes, with the ability to effectively apply this expertise in a modular manufacturing environment.Procore Certification, Project Management Professional (PMP), or OSHA 30-Hour Construction Certification are strongly preferred.A combination of relevant education and experience that demonstrates proficiency in the essential functions of the role may also be considered.Must be eligible to work in the United States.

KNOWLEDGE | SKILLS | COMPETENCIES

Comprehensive knowledge of construction management, modular construction methods, and multi-family project processes.Strong understanding of safety standards, including OSHA regulations and building codes.Skilled in budgeting, cost control, financial tracking, and project planning.Proficient in tools like Procore, Bluebeam, Microsoft Office Suite, and similar project management software.Effective communicator with experience liaising with teams, subcontractors, vendors, and stakeholders.Strong negotiation skills for managing contracts, change orders, and vendor agreements.Analytical and problem-solving expertise with a proactive approach to planning and efficiency.Leadership and team-building capabilities to foster collaboration and accountability.Adaptability to fast-paced construction environments with attention to detail in documentation and reporting.Skilled in conflict resolution, decision-making, and continuous improvement to align with industry trends.

WORK ENVIRONMENT

This role involves both office and construction site settings. Office tasks occur in a controlled environment with standard equipment, while regular construction site visits may involve outdoor conditions and active work areas. A professional demeanor and effective communication are essential in both settings.Regular, full-time, predictable onsite attendance is an essential function of this role.

 

PHYSICAL REQUIREMENTS

Ability to sit for extended periods and use a computer, including repetitive hand and wrist movements.Proficiency in handling office equipment and moving around the office.Ability to lift and carry up to 20 pounds.Good visual acuity for reading screens and documents.Ability to navigate uneven terrain and various conditions commonly found on construction job sites.
