Summary:
Operates stationary and mechanical equipment including steam boilers, generators, air conditioners, water heaters, pumps, cooling towers and water softeners to provide utility services. Perform water testing and water treatment program of boilers, chillers, cooling towers and closed loop systems. Performs repairs to buildings, facilities and equipment. Must have a good working knowledge of HVAC, chiller and boiler systems. Will also require electrical knowledge and a strong mechanical background. Will need to work with co-workers and supervisor to coordinate and complete jobs, safely and efficiently. Responsible for taking "on-call" and able to work individually when responding to a "call in." Other responsibilities include completing work orders, preventative maintenance on equipment, plumbing repairs and snow removal. Reports to Supervisor, Manager and the Director of Facilities Management. The listing of job duties contained in this job description is not all inclusive. Responsibilities:
Essential Job Duties and Responsibilities:
1. Operates stationary engines and mechanical equipment including steam boilers, generators, steam turbines, air conditioners, distiller, and water softeners to provide utility services, and observes meters to determine operating conditions of equipment.
Inspects, monitors and manipulates the boiler management system.Perform basic inspections and troubleshooting to the building management system.2. Inspects, tests, and coordinates repairs of all physical facility machinery, limited-heating, cooling, piping and electrical systems, records maintenance in accordance with schedules and resources available; provides appropriate follow-up with identified wear and defects of various system checks.
Monitors all equipment in the facility.Assists with maintaining clean grounds around the facility.Works alone or with co-workers to move furniture, equipment or supplies as needed.Performs seasonal changeover between heating and air conditioning systems.Maintains an inventory of repair supplies and materials and prepares requisition slips for supervisor's signature as replacement needs dictate.Provides timely assistance for emergency repairs to minimize the dislocation of other departments to a minimum.Maintains workbench and work area in a neat and orderly fashion with consideration to safety factors while working throughout the facility.Maintains accurate and complete records of all inspections and repairs performed.Maintains an inventory of tools and equipment necessary to perform tasks as assigned.Responsible for timely report of any equipment malfunctions or unsafe conditions to site supervisor or director.Complete assigned preventative maintenance work orders and work requests within established timeframes.3. Assists with various outside work such as mowing grass, shoveling snow, operating snow moving equipment, trimming shrubs, cutting weeds and all other work associated with keeping up the facility grounds.
4. Demonstrates the correct use of the fire alarm panels at all campuses, to include sprinklers and pull stations.
5. Understands equipment operation and maintains and troubleshoots problems. Includes, but not limited to televisions, exhaust fans, air handler units, boilers, chillers, cooling towers including water treatment management and generators.
Hours will be dependent on patient census and workload. Ability and willingness to work a flexible schedule, to include after-hours and weekends as necessary.

Job Requirements: The requirements listed below must be representative of the knowledge, skills, minimum education, training, licensure, experience, and/or ability required.
EDUCATION:
GED or High School Diploma preferred.
EDUCATION FIELD OF STUDY:
Electrical and Mechanical Maintenance preferred.
EXPERIENCE:
Previous healthcare experience preferred.
2 years of previous experience in field preferred.
SKILLS:
Language Skills – Ability to read, write, speak, and understand the English language required.
Knowledge of Regulatory Compliance requirements of the environment of Care, CMS, TJC, and NFPA preferred.
Other Certifications/Requirements:
Current, valid driver’s license issued in the state of legal residence required.
Operating FRHS-owned vehicles required.
Crisis Prevention Institute (CPI) within six full months from date of hire required.
