Job Description

Job Title: Strategic Marketing Manager
Department: Property Management
Reports To: Strategic Marketing Director
FLSA Status: Non-Exempt
Position Summary: Responsible for assisting the Strategic Marketing Director and Senior Director of Marketing with the overall marketing performance of each asset including expense control, lead and lease allocation, search optimization and social media presence. Communicates consistently and effectively with ownership, Regional Director and above positions to analyze and define marketing strategies.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
• Works closely with clients and the Creative Team to craft and approve start-up marketing budget(s) for new developments and anticipated acquisitions.
• Provides support to the Regional Directors and property staff through coaching,
training and monitoring of the marketing initiatives to help drive property performance following the marketing and media plans.
• Stays abreast about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.
• Brings about innovative ideas and incorporates non-industry trends to continue pushing the department and company forward.
• Consult with community staff on properly implementing, tracking, and troubleshooting neighborhood outreach efforts.
• Monitors community marketing initiatives per the strategic plan and adjusts based on specific needs and goals to maximize traffic.
• Analyzes data and analytics from all advertising sources and systems and applies this data to each community’s marketing needs.

• Continually research and make recommendations on new opportunities and marketing channels in the local market.
• Supports marketing initiatives at the community level by reinforcing marketing calls, coordinating training for new resources/rollouts, and consulting with staff as needed.
• Available to attend and participate in presentations to prospective owners/clients to secure management agreements by preparing proposed marketing and advertising plans, developing reports highlighting RangeWater’s marketing success, and meeting with clients and owners to discuss short- and long-range marketing plans.
• Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.
Organizational Responsibilities:
• Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)
• Practices proper safety techniques per Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to the appropriate individual(s)
• Identifies areas for improvement and offers suggestions to improve the property's efficiency, profitability, and productivity
• Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.
Work Hours (may vary by state or location): This position is scheduled for 40 hours in a regular work week. Hours of operation vary by site, but typical sites are open from 9:00am to 6:00pm Monday through Friday. Strategic Marketing Managers must be available to work on weekends when scheduled. Must be able to perform the essential job functions unaccompanied.

Education/Experience:
At least five years’ experience in a creative management role. Knowledge of marketing procedures associated with the real estate industry. Marketing management, public relations, and strategic planning experience preferred as well as a proven track record in developing and administrating a marketing program. A high school diploma or GED equivalent is required.
Language Ability:
Demonstrated ability to read, write, and communicate effectively to comprehend complete, and interpret legal documents, sell and explain apartment features, and answer questions. Ability to write routine reports, marketing plans, and correspondence. Ability to verbally communicate expectations and coach others.
Math Ability:
Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages to complete and interpret financial records, budgets, timesheets, and other fiscal reporting information.
Reasoning Ability:
Demonstrated understanding of property operations and, in particular, lease terms and lease enforcement, including collections. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills:
Demonstrated proficiency in word processing, property management applications, and spreadsheet management programs to complete required reports and employment documents. Strong personal computer skills, including Microsoft Word, PowerPoint, and Excel; must have familiarity with Canva. Proficiency and fluency in using the internet for marketing, advertising, and sales-related circumstances, including using Google and other search engines, and navigating the internet and websites.

A current valid driver’s license is required.

Must be able to view computer screens and other electronic equipment for extended periods where visual strain may result.
Incumbent must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.
Regular and routine travel is required to supervise communities, attend business meetings and training classes, or participate in other situations for the accomplishment of some or all of the daily responsibilities of this position.
