Plan and execute Team Member housing of 24+ apartments leased and operated by Carnival Studios with an annual budget of 1.5 million dollars. Responsible for executing the successful operation of team member housing placement, inventories, housekeeping, maintenance, resident needs, and related logistics. The Associate will oversee up to 180 team members per month in arriving, residing, maintaining and departing from the apartments. Responsible for protecting apartment property and maintaining a healthy and safe environment for Carnival team members residing in apartments. Optimize occupancy with objective to minimize housing expenses. Create and implement a penalty program in collaboration with the Shipboard Payroll department, for team members in housing who violate residential guidelines. The role is also responsible to maintain the relationship with the property owners, including all communications and problem solving as needed. Support daily building operation of Carnival Studios with Manager. Responsible for organizing and scheduling vendor services such as security, maintenance, housekeeping, vending and annual inspections, to ensure the health and safety of team members at Carnival Studios. Execute Team Member events and celebrations that coincide with Carnival Entertainments' monthly initiatives.
Essential Functions:
Apartment Operations: Manage housing for shipboard team members before, throughout and after their stay. Responsibilities include creating apartment assignments, greeting team members upon arrival, and conducting pre-arrival and post-checkout inspections, including documenting any penalties. Develop and execute leasing strategies to maintain high occupancy rates, aiming to minimize excess housing expenses and positively impact the company’s budget. Establish and uphold high standards for property maintenance and tenant services. Conduct regular inspections and audits to ensure properties meet quality and compliance standards. Ensure all apartments meet health and safety standards to avoid fines from Property Management due to non-compliance. Proactive, forward-thinker who acts with a sense of urgency and is on the pulse of trends within the entertainment and cruise industries Vendor Relationships: Responsible for scheduling regular cleanings, maintenance calls, and coordinating communications with property owners. Act as the primary representative for Carnival/Carnival Studios, fostering and maintaining strong relationships with property owners and external business partners. Ensure consistent communication, transparency, and trust in all interactions. Coordinate effectively with hotel partners to support seamless collaboration. Help maintain and promote a positive, safe, and organized environment for team members as they arrive, reside, train, and depart from Carnival Studios. Serve as a key point of contact, addressing and resolving a wide range of team member concerns, including accommodations, transportation, and integration into company culture. Organize and execute activities such as Studio Star events and other team member engagement initiatives to foster a sense of community and enhance the overall team member experience at Carnival. Manage, order, and replenish supplies in accordance with CCL procurement procedures and practices for Carnival Studios and team member housing. Develop and maintain accurate records of office, housing, and facility supplies, including inventory needed for special events. Coordinate with the cleaning team to transport supplies to apartments when inventories are low. Verify Team Member documentation necessary for employment. Organize and support processes to correct any issues with Team Member arrival or documentation. Acknowledge Team Member arrival in Carnival Personnel System. Arrange coordination with CBP for visa correction when Team members enter on incorrect visa.Qualifications:
Associate's Degree in Building Operation, Theatre Company Management Proven experience in property management, with a focus on residential properties. 3+ years of experience in entertainment, theatre or facility operation required 2+ years of previous onboard and shoreside cruise industry experience preferred Previous hotel, resort, casino and/or theme park experience – a plusKnowledge, Skills and Abilities:
Excellent verbal and written skills. Detail oriented in documentation and data management; including the importance of data privacy. Valid Florida Driver’s License Clean driving record. Provide proof of valid car insurance. Must have their own form of transportation. Taking a pre-employment drug test, the result of which is negative Excellent interpersonal and management communication skills. Talent to problem solve and understand the needs of a growing and evolving work environment. Capability to plan long term with a specific eye on innovation. The ability to maintain a calm demeanor and remain focused while adjusting your frame of thinking in an emergent situation. Comfortable with both iOS and Windows. Office and Outlook knowledge. Requires regular movement throughout CCL facilities. Must be able to lift in excess of 50 pounds. May need to stand for long periods of time. May need to assemble furniture or appliances for apartments.
Travel: Less than 25% shore-based travel
Work Conditions: Work primarily in a climate-controlled environment with minimal safety/health hazard potential. Work may require employee to work inside and outside with exposure to changing climate and/or operate machinery. May be requested to work a different shift. Schedule will be ever-changing in order to meet the needs of the business. Work Saturday’s. Days off may not be consecutive and may include weekends based off operational needs. Hours may vary.
This position is classified as “in-office.” Because of the nature of the role, employees are required to work from a designated Carnival office in South Florida five days each week. Candidates must be located in (or willing to relocate to) the Miami/Ft. Lauderdale area.
