Job Description

PRINCIPAL RESPONSIBILITIES - 4 to 8 brief statements indicating what is done (action), how it is done (method or means) and why

• Inspects facilities and equipment to determine need and extent of service, equipment required, and type and 
number of operation and maintenance personnel needed.
• Prioritizes work to ensure building occupants’ needs are met in a timely fashion and assigns work requests to 
appropriate personnel to perform required maintenance, servicing and repairs. May also perform some repairs 
and servicing.
• May conduct the hiring of building support staff. Conducts training on maintenance, safety, equipment and 
systems.
• May directly or indirectly supervise both skilled (plumbing, carpentry, painting, electrical, mechanical, 
maintenance) and unskilled staff (cleaning, moving, dispatch, security) and assign them to perform facility/building 
and site maintenance, repairs, cleaning, and servicing.
• Develops, implements, and oversees a preventive maintenance program for all facilities and equipment.
• Coordinates, oversees, and directs vendors and contractors performing servicing, repairs, and construction on 
site.
• Visits with building occupants to ensure that their needs are met and solicits suggestions for improvements.
• Compiles records of labor and material cost for operating building and issues cost reports to owner or managing 
agents.
• Expected to reviews plans and specifications for projects, construction, and servicing/maintenance and to make 
recommendations as to improving the maintenance and operation of the facilities to management and owner.
• Prepares budget estimates, makes recommendations to management and owner, makes purchases within policy 
guidelines, maintains equipment and materials inventory, and controls expenditures.
• Expected to demonstrate continuous effort to improve operations, decrease turnaround times, streamline work 
processes, and work cooperatively and jointly to provide quality seamless customer service.
• Performs general office work including maintaining work logs, employee time, log books, keeping inventories and 
providing management with monthly reports and budget information.
KNOWLEDGE AND EXPERIENCE - what knowledge, skills, abilities and/or experience are needed to perform the job?
• High school diploma or equivalent required; 2-year college degree or technical/vocation

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $54.00 - $54.00
