SALARY RANGE: $75,000 - $85,000
JOB SUMMARY:
The live-in Superintendent is responsible for the general maintenance and overall operations of a multifamily property. This includes ensuring the physical upkeep of the building, managing tenant issues, and collaborating with service providers to ensure tenants receive necessary support. The superintendent plays a crucial role in creating a safe, clean, and welcoming environment.
ESSENTIAL JOB FUNCTIONS:

Apartment Inspections - Inspects vacant units and prepares them for rental. Maintenance Supply Order – Orders supplies as needed, keeps adequate inventory. and provide delivery slips to the property manager. Repair Inquiries - Responds to tenant requests for repairs and keeps a log of completed and signed work. Building Grounds - Keeps building and common areas clean and in safe condition. Ensures that garbage and recycled items are placed for pick up at the appropriate times and in the proper manner. Keeps entrances, walkways and stairways clear of ice, snow and debris. Maintains a graffiti-free zone with fresh paint on the interior and exterior of the building. Coordinating On-site Visits – Ensuring that contractors and/or subcontractors provide the necessary insurance documents to be on-site Mechanical System - Maintains inspection logs for sprinkler systems, fire extinguishers and other building systems as required by state and federal law. Building Inspection - Conducts regular preventative maintenance on items throughout the interior and exterior of the building. Performs regular inspections of all common areas. Safety - Wears the proper safety equipment in the appropriate situations including hard hats, eye and ear protection, safety shoes, gloves, face mask and respirator.ESSENTIAL KNOWLEDGE, SKILLS AND ABILITES:
Committed to active promotion of ICL values and goals. Use Microsoft Office Suite (Outlook, Word, Excel, etc.) to collect and analyze information. Experience with using Yardi. Able to set goals and meet deadlines. Excellent oral and written communication Ability to perform basic repairs in electrical, plumbing, mechanical systems plus carpentry. Able to use sound judgement and lead a successful team Create and implement productivity standards. Ability to work independently and part of a team. Must be proficient at safely using tools associated with the job. Accountability for staff performance. Has knowledge of building codes and safety standards as set forth by the state and federal governments. Ability to establish effective working relationships with a variety of people at all levels in the organization. Dependability – ability to report for work as scheduled on a consistent basis Must be able to deal effectively with demanding tenants. Must be able to walk all over the building, including up and down stairs. Ability to understand and adhere to internal and external laws, rules and policies.QUALIFICATIONS AND EXPERIENCE:
High School diploma or GED plus a minimum of 4 years' experience in building maintenance with knowledge of boiler repair, general plumbing, electrical, carpentry, sheet rocking, taping, painting, tiling and woodworking. Experience with Yardi is required. Excellent oral and written communication skills. Familiarity with NY local and state plus federal housing laws, especially rent stabilization laws. Bilingual in Spanish and English preferred.
