About the position:

We are currently seeking a Superintendent for our growing Birmingham/Tuscaloosa division Our Superintendents manage all functions of the job site within our communities during the home construction phase. They oversee the construction of multiple homes, from permit to closing, by scheduling and supervising job site subcontractors, performing homeowner walk-throughs, and conducting inspections all while maintaining safety standards and providing customer service to our homeowners.

Essential Functions:

Schedule subcontractors for each phase of construction, evaluate the quality and efficiency of their work; ensure work complies with all building code requirements and company standards Enforce site safety program and ensure subcontractors comply with company standards, codes, and regulationsManage the construction schedule and ensure on-time build completion from planning through occupancy and within budgetInspect each home daily, checking for the quality of workmanship and ensure all work is satisfactory; stop any work that is not satisfactory or compliant with plans, specifications, or codeAuthorize payment for subcontractors who meet standards and upon thorough inspection of work completed as well as materials receivedOversee the customer experience throughout the construction process, providing regular communication regarding progress; address any concerns in a timely manner and follow-upManage the post-close process for warranty; assess warranty requests, and determine course of action; manage quality assurance and schedule subcontractors as neededDevelop and maintain working relationship with sales, customer warranty, and management teamsMonitor assigned communities and job sites for cleanliness and maintain appearance during construction phaseOther duties as assigned

3 years or more of directly related experience in construction or trades Bachelor’s degree from a 4-year college or university;Construction Management or related field of study is highly desiredPossess a vehicle capable of carrying construction supplies (a truck is recommended)

Working environment:

Superintendents work in the field and have regular exposure to outside weather conditions, moving mechanical parts, high precarious places, and risk of electrical shock. The noise level is generally loud on a regular basis. Candidates should be able to stand for at least 4-hours straight, up to a full 8-hour day as well as sit for extended periods of time; kneel; bend at the waist; climb ladders, scaffolding; balance; stoop; crouch or crawl; walk up and down stairs; traverse across unlevel terrain; use hands and fingers to handle or feel; reach with hands and arms; and hear and talk. Specific close, distance, color, and peripheral vision abilities are required for this role. Candidates regularly lift and/or move up to 50 pounds.
