SUPERVISOR ST MARYS RESIDENCES
Summary: The (Interim) Supervisor of St. Mary’s Residences is responsible for the management and operation of the 128-unit independent living apartment complex, providing sound financial and service-oriented practices in keeping with government regulations and housing authority guidelines. Essential Duties and Responsibilities: • Supports and promotes the mission and values of Covenant Health Ministry. • Follow procedures consistent with HUD and Lewiston Housing Authority that provide efficient and effective operation of St. Mary’s Residences. • Maintains up-to-date knowledge of all regulatory practices to assure compliance with safety as required by Maine State Housing Authority and Fire Dept. • Accountable for 100% occupancy of 128 apartments. Maintains an updated waiting list to prevent vacancy loss. • Prepares written communication with maintenance and housekeeping staff for timely renovations of vacant apartments. • Selects prospective new tenants from the waiting list, and schedules appointments for viewing apartments and tours of the building. • Review admission criteria and eligibility for subsidized housing or market rate apartment with prospective tenants. • Contact Lewiston Housing Authority for an appointment to execute a lease and determine a move-in date. • Finalize the admission process by reviewing St. Mary’s Residences handbook for rules and regulations, transfer of keys, etc. • Implement an orientation schedule for tenants moving into St. Mary’s Residences. • Maintains staff focus on the customer to create a memorable experience for the residents. • Resolves customer concerns. • Makes sound operational decisions in total management of the building. • Assist with annual inspections by the Maine State Housing Authority and monthly inspections by Lewiston Housing Authorities. • Correct any deficiencies within the time required to avoid the abatement of the apartment which would result in loss of income. • Assist the residents in the spirit of St. Marguerite d’Youville. • Delegates effectively. • Maintains all required competencies and completes annual compliance courses on time. • Other duties are consistent with this role. Job Requirements: Job Knowledge and Skills: • Excellent interpersonal and customer service skills. Education and Experience: • Associate degree required. Bachelor’s degree preferred. • Three years’ experience required. • Fluent in English and French preferred. An equivalent combination of education and experience which provides proficiency in the areas of responsibility listed above may be substituted for the above education and experience requirements. Working Conditions/Physical Demands: You must possess the physical and mental abilities to perform the tasks normally associated with this position that involve a combination of sitting, standing, walking, bending, stooping, twisting, and reaching. Lifting/carrying up to 35 pounds frequently, and occasionally up to 50 pounds. Some stress is related to a high level of responsibility for quality care. The ability to speak, read, write, and understand written instructions in English is required.
