Job Summary
The Senior Vice President, Portfolio Management is responsible for multifamily investment strategies, portfolio construction and diversification strategies and the execution of portfolio business plan strategies and fund/venture compliance. The role focuses on investment strategy and portfolio performance for specific portfolios, currently a Waterton Venture consisting of 29 investments including 27 apartment communities totaling 9,292 units, a 272 single family rental home portfolio, and a mezzanine loan. The SVP, Portfolio Management will direct and manage asset managers and portfolio management analyst(s) in providing analytical and reporting functions including appraisal and valuations, hold sell evaluations, real estate tax, lender and commercial leasing administration.
General Responsibilities:
Responsible for implementing the investment strategy for select multifamily funds with a goal to optimize the portfolio’s performance and maximize their values. Collaborates with Investment Committee to assess the risks, opportunities and weaknesses of potential apartment investments identified for the fund. Manages the execution of each portfolio’s investment strategy by working alongside various functions across Waterton. Responsible for managing and mentoring asset managers and analyst(s). Responsible for the preparation of quarterly internal valuations (real estate and debt) in conformity with Waterton policies and procedures, investor operating agreements and requirements and industry standards. Oversees the completion of hold/sell analyses and provides sale and finance recommendations to the Investment Committee. Reviews and approves internal valuations & third-party appraisal reports for recommendation to Waterton’s Valuation Committee. Provides guidance and approval to property and capital program management for operating and capital improvement annual business plans & budgets to meet fund strategic business plan objectives and ensure appropriate return on investment. Monitor operating results and variances to business plan, and recommend adjustments accordingly Oversees fund and joint venture cash flows, distributions and IRR projections and review returns and other analytics prepared by Accounting for Ventures/accounts. Participates in investor meetings and in the preparation of materials with Investor Relations for assigned funds. Establishes and maintains a good relationship with investors, joint venture partners, brokers, lenders, and consultants.Education
Bachelor’s Degree required preferably in Business, Real Estate, Finance or other relevant field. MBA strongly preferred.
Experience
Minimum ten (10) years of progressive related real estate asset and portfolio management experience required with a minimum of two (2) years at a senior level, managing others and collaborating with investors. Experience in a multi-family environment and fund management preferred; experience with commercial/mixed use assets a plus. Proven ability to effectively communicate and present in a variety of settings and among diverse styles and position levels. Comfortable making sound decisions, even in the absence of complete information. Relies on a mixture of analysis, wisdom, experience, and judgment when making decisions.Travel
Travel is required up to 50%. Candidates should possess a valid driver’s license.
