**RESPONSIBILITIES:**
+ Accountable for the end-to-end service delivery in the market, in line with the agreed scope of services and Contract Management Plan.
+ Provide account leadership in the market, governance, and Client Relationship Management, including regular performance reporting and KPI scores.
+ Collaborate with the client’s RE Portfolio Manager, Non-Retail Fuel Manager, and other stakeholders to set and achieve RE objectives, providing RE insights into Network Planning and other client operations.
+ Ensure all transactional targets are achieved, and additional “RE value” is adequately captured.
+ Manage the day-to-day real estate operations of existing petrol filling stations, including lease-in and lease-out management.
+ Ensure Property Management and Operational Excellence are maintained to a high standard and in accordance with the client’s processes and protocols.
+ Ensure the CBRE market team is of the right size and skill to deliver to client targets and the agreed scope of services.
+ Ensure succession planning is in place for the market and achieve a low attrition rate.
+ Deliver excellence in service delivery and achieve high client satisfaction scores.
+ Proactively bring business acumen and RE insights to identify cost reduction or value generation opportunities and mitigate risk.
+ Collaborate with the client’s global RE Team, CBRE Central Management team, and the Market Unit Lead community to share learnings, best practices, and project initiatives.
+ Support the client in updating the Multi-year Plan from the Master Plan.
+ Align with Master Planning as required to develop market area real estate reports globally to improve the portfolio and support decision-making in response to critical dates, market shifts, or new strategic initiatives.
+ Manages in-region delivery resources to ensure services are delivered in line with agreed KPIs and desired outcomes.
+ Accountable for development plan and implementation of regional strategy working with the strategy team.
+ Coaching and Mentor team on work implementation and consult & propose solutions for facing problems.
+ Maintain benchmarks of Shell’s NFR competitiveness for third party co-locators versus competitors to match with Shell network CVP.
+ Collaborate with the Shell Global and Local Alliance Team and Market Unit Lead community and share learnings, best practices, and project initiatives.
**QUALIFICATIONS:**
+ Bachelor’s degree or higher in Real Estate or a related field (preferred).
+ Fluent command of Thai and English, with strong skills in reading, writing, and speaking.
+ Minimum of 10 years of professional experience in real estate property management and/or transaction management, particularly in partnership with real estate occupiers.
+ Experienced in all real estate transactions and strong experience in account/client/program management.
+ Ability to manage multiple tasks and prioritize effectively to meet challenging deadlines.
+ Strong team player with a goal-oriented mindset and a high level of initiative.
+ Excellent coordination skills across functions, with strong negotiation and interpersonal abilities.
+ Results-focused and attention to detail is a must.
+ Inspirational leader who can instill confidence in both the team and clients and motivate the team to achieve their best.
+ Effective communicator at all levels, capable of managing client expectations and positively challenging them when necessary.
