MAJOR RESPONSIBILITIES
Manager the day to day operations of the BMS system.Coordinate with the various work stream owners, Duty managers and Duty engineers for the functioning of BMS controls and equipment monitoring.Work along with BMS operations lead and guide the BMS operator team to manage daily operationsRespond to customer generated work requests; prioritize, schedule, and assign work to staff, manage work order data in a computerized work management tracking system.Performs system checks, monitors and responds appropriately to alarms, and interprets trending dataAssists with monitoring special controlled temperature and humidity vaults
Assists in documenting changes or modifications to the BMS systems, including programming or set point changesAssists coordinating technical, maintenance, and operations personnel to troubleshoot operating problems and assist in the implementation of new equipment, instrumentation, and controls
Assists in performing scheduled and unscheduled preventative maintenance, inspections, site surveys, and service requests including replacement and modifications of control or instrumentation equipment as directed
Develops and implements control schemes and control techniques.
Performance objectives Should be responsible to supervise and control the operation of the building management system and monitor all plant activities of the headquarters building services, whereby your role will include key responsibilitiesEnsure compliance with applicable state and federal regulations as related to building operations.Recommend and implement improvements for preventive maintenance programs on an on-going basis.Respond to all emergency situations quickly (fire, evacuation, equipment failure etc.) and customer concerns including elevator outages and fire alarm concernsUse tools, meters, and testing equipment to troubleshoot and solve complex problems in mechanical and electrical systems.Coordinate medium voltage repairs with appropriate utility providerIdentify energy conservation projects and assist in the planning and implementation.Develop and maintain effective building-specific maintenance and safety procedure manualsDevelop specifications and manage maintenance and repair service contracts on specialized equipment (i.e., chiller, boilers, EMS system, etc.).Develop maintenance procedures and ensure implementationCarry out inspections of the facilities to identify and resolve issuesPlan and oversee all repair and installation activitiesAllocate workload and prioritise work for faster executionMonitor equipment inventory and place orders when necessaryMonitor expenses and control the budget for maintenanceManage relationships with contractors and service providersKeep maintenance logs and report on daily activitiesEnsure health and safety policies are complied with
Knowledge, Skills and Abilities:

7+ years’ experience in maintenance management role
Strong knowledge of engineering concepts, including electrical, HVAC and mechanical systems
Smart and experienced
You have a degree in engineering, Electrical certification preferred with at least 6-7 years of experience. You are able to think strategically, solve problems, make decisions and manage your key stakeholders. You will have a real passion and interest for the industry, coupled with excellent business partnering & commercial finance experience.
