The Transaction Manager II is responsible for the management of real estate transactions of a portfolio of medical office buildings and other related properties. This individual contributor role performs transaction management related duties for a designated portfolio enabling the real estate department to meet objectives in an effective and efficient manner, including leasing income, ancillary income, and occupancy goals. The Transaction Manager II identifies customer needs, anticipates customer expectations, and strives to deliver superior real estate solutions and expertise. This position will be located at Home Office - IL. Responsibilities Implement strategic initiatives and operational plans in alignment with Medxcel and customer strategic priorities. Develops and maintains partnerships and customer relations with ministry administration, Medxcel departments and key stakeholders to achieve business objectives and ensure superior customer service. Manages acquisition and disposition of properties for assigned region to support business objectives and financial measures. Manages relationships with real estate service providers, associates, brokers, attorneys, and consultants including partnership and communication of real estate activities in support of the assigned region. Manage and perform day-to-day transaction activity within the respective market, which may include one or more states. Manages budgets and compliance with allocated funding for assigned region. Prepares or directs preparation of reports, presentations or communications for monthly Leadership meetings, client meetings or other data sharing activities. Negotiates leases, contracts, sales, or related agreements to effectively oversee the portfolios of the assigned real estate market(s). Collaborate with internal and external teams to support integration of Real Estate services within portfolio. Competitively bid, analyze, and make sound recommendations for execution of valuation, site surveys, topographic assessments, and building assessments. Have a comprehensive understanding of and maintain intimate knowledge of lease agreements to ensure compliance. Utilizes complex transaction strategies for high-profile or executive level customers. Reviews property tax assessments for owned properties and identifies opportunities to reduce tax valuations. Mentor real estate teammates in the areas of real estate transactions, operations, metrics, work processes, and team performance. Qualifications Education: Bachelor's degree OR equivalent in experience required. License/Certification: Valid drivers’ license required. Real estate license and/or industry certification preferred. Experience: Three (3) years Commercial real estate transaction management experience required. Five (5) years of business operations, including transactions, finance, or business analytics in the commercial or corporate real estate or related industry preferred. Healthcare real estate industry experience preferred. Experience managing in a matrix reporting structure preferred. Two years supervisory experience preferred. Knowledge, Skills, and Abilities: Demonstrated ability to effectively negotiate leases, contracts, sales, and other related items. Demonstrated ability to effectively communicate verbally and in writing with a wide variety of audiences. Demonstrated understanding of real estate principles, preparing lease economic analysis, preparing development pro formas, and valuation techniques. Demonstrated ability to delegate tasks, follow up on assigned tasks and report on progress of work. Critical thinking skills: Ability to gather, synthesize, analyze information to objectively draw conclusions, make reasonable decisions and provide solutions and communicate the situation, action, results clearly and concisely. Decisive judgment: Ability to assess situations or circumstances and draw sound and objective conclusions. Accountability: Ability to drive for results as well as take responsibility for action and results. Ability to train others on technical components, applicable regulations, and internal procedures to ensure efficient and safe operations. Ability to deal effectively with diverse roles, backgrounds, and expectations. Demonstrated ability to accomplish duties in a self-directed manner with minimal supervision. Demonstrated ability to establish and maintain positive client relationships. Proficiency in Excel, Word, PowerPoint, and Outlook. Intra-state, overnight travel required – up to 25%. #MFMCNRE
