Doing so as part of a client-centric operating model centered around Business Unit verticals and the unique demands and asset profiles therein. The role is geographically based within major client markets to build strong relationships and knowledge base at the Site level primarily within the R&D and Operations property portfolios, to effectively assess and deliver real estate strategies and transactions aligned with the business objectives. **Key Responsibilities** • Work closely with Real Estate Business Partners as new CRE demands are assigned, starting with standard Terms of Engagement spelling out the business requirements, constraints, and opportunities to be considered therein • Lead engagement with site sponsors to define detailed evaluation plans to include site specific objectives and rules of engagement, scenarios to be evaluated, cross functional team members, and detailed milestone plans • Fully own client relations with the client site leaders, finance partners and operational staff, primary interface with external partners, property owners, brokers, legal counsels therein • Facilitate the delivery of real estate strategies informed by sound scenario analysis and supporting business cases, acting as the lead architect introducing creative real estate solutions aligned with the Enterprise-Business Unit objectives and property performance metrics • Establish clear accountabilities for all cross-functional team members in gathering key business insights and scenario assumptions, with assignments and deadlines identified and communicated early in the process • Act as primary CRE interface with external stakeholders across the evaluation and transactional phases • Develop and present business case summaries comparing financial and non-financial factors against business drivers, clearly documenting, and securing business endorsements on the recommended real estate strategy • To include identifying, evaluating, and communicating risks using robust risk management processes • Govern the transactional aspects for endorsed real estate strategies, liaison with the client broker in negotiating deal terms in line or more favourable than business case assumptions, establishing legal governance and support to deliver and execute contractual agreement that in a manner compliant with the client corporate policies. • Ensuring company and industry design standards, and Best Practices are incorporated into the deliverables • Transition scope/time/cost assessments to the Workplace team to advance design and build phase • Record KPIs and conduct lessons learned review following each CRE engagement • Contribute to continuous improvement of CRE core business processes leveraging best practices from both internal and external delivery models and is scalable to meet the full variety of real estate scenarios **Person Specification/Requirements** Essential: • Bachelor’s Degree • Significant knowledge & experience in developing real estate strategy/solutions • Proven ability to engage, influence & negotiate at senior levels across the global business • High level of interactive communication and well-developed cultural sensitivity to influence the opinions and behaviours of key stakeholders and business Desirable: • Strong knowledge of, and established credibility across local business • Experience of working across organisational boundaries • An understanding of differing cultural environments across functions & geographies • Qualified in related subject – Workplace, Engineering, Finance, Legal, Sustainability, etc. **Working at CBRE** When you join CBRE you will have the support and resources of a global firm where an entrepreneurial mind-set is encouraged.
