Job Description
SUMMARY
The Transition Specialist is responsible for ensuring a seamless transition of new apartment communities from the construction phase to full operational property management. This role involves close collaboration with our field/construction teams, property management staff, and various stakeholders to ensure that all aspects of the property are ready for occupancy and ongoing management.
RESPONSIBILITIES
Transition Planning: Plan and execute the transition from construction completion to operational readiness, coordinating final inspections and punch lists and ensuring high-quality construction completion.Stakeholder Collaboration: Act as the main liaison between construction teams, property management, and vendors to align on timelines, expectations, and deliverables.Quality Assurance: Inspect the property to ensure all units, common areas, and amenities meet quality standards, resolving issues before handover.Vendor Coordination: Oversee third-party vendors to ensure services are in place and operational before residents move in.Document Management: Organize and hand over warranties, manuals, and as-built drawings to property management.Staff Training: Train property management staff on community systems, amenities, and procedures.Resident Transition: Ensure units are move-in ready and support a smooth transition for residents.Budget Management: Track expenses, ensuring the project stays within budget while finding cost-saving opportunities.Problem Resolution: Address any issues during the transition phase to keep the project on track.Leads and promotes healthy and safe work practices as required by regulatory agencies and Company policy.Performs other duties as assigned.EDUCATION | EXPERIENCE
Bachelor’s degree in Business, Property Management, Construction Management, Real Estate, or a related field is preferred; equivalent experience will also be considered.Minimum of 3-5 years of experience in property management, construction, or real estate development, with a focus on multifamily housing, is required.Eligible to work in the United StatesKNOWLEDGE | SKILLS | COMPETENCIES
Strong project management skills with the ability to handle multiple tasks simultaneously and prioritize effectivelyExcellent communication and interpersonal skillsAttention to detail and commitment to qualityAbility to work independently and as part of a teamProficient in property management software (YARDI) and Microsoft Office SuiteWORK ENVIRONMENT
Work will be conducted in an office environment with a controlled climate, involving standard office equipment and tasks, and requires a professional demeanor and effective communication with colleagues.Regular travel to properties/construction sites is required.Regular, full-time predictable onsite attendance is an essential function of this role.PHYSICAL REQUIREMENTS
Ability to sit for extended periods and use a computer, including repetitive hand and wrist movements.Proficiency in handling office equipment and moving around the office.Ability to lift and carry up to 20 pounds.Good visual acuity for reading screens and documents.
