This job is part of the Engineering and Technical Services job function. They are responsible for proving support, preventive maintenance, and repairs on equipment and systems. **What You’ll Do:** + This is an hourly Union Chief Engineer position. Normal schedule is 40 hrs, Monday through Friday, days. + The CHE leads a team of four shift operators. The plant operates 365 days per year 24 hrs. (12 hr rotating shift schedule for the shift operators.) + Manage operations, assign work orders, and provide technical and procedural training of coworkers and subcontractors. + Consult with clients to schedule preventive maintenance and other downtime to reduce business interruption and inconvenience. + Formulate and implement a preventive maintenance program to ensure that building machinery and systems meet or exceed their rated life. + Monitor building systems including fire alarms, HVAC, and plumbing to ensure the operation of equipment is within design capabilities and achieves environmental conditions prescribed by the client. + Oversee and inspect the work performed by engineering staff. + Confirm that work is complete, equipment is fully functional and client space is in prime working condition. + Respond to emergency situations, summoning additional assistance as needed. + Apply extensive and diversified knowledge of principles, advanced techniques, and theories to create unprecedented solutions. + Showcase in-depth expertise in cutting-edge theories, techniques, and/or technologies within own function. + Use experience and knowledge of all job areas within a function, practical experience in several functional areas or businesses, or concentrated knowledge of a particular discipline to coach and guide others. + Lead by example and model behaviors that are consistent with CBRE RISE values. Negotiates with senior management, customers, regulators, or vendors to influence decisions of strategic importance. Anticipate potential objections, and persuade others, often at senior levels and of divergent interest, to adopt a different point of view. + Drive the direction and resource allocation for programs, projects, or services. + Significantly impact the design of policies and procedures. Provide moderate impact on the business direction through the development of innovative services or products. **What You’ll Need:** + High School Diploma, GED, or trade school diploma with 8-10 years of job-related experience. In lieu of a diploma, a combination of experience and education will be considered. Prior shift manager or supervisory experience preferred. + Successful candidate must hold a current, State of New Jersey Class 1-A (Gold Seal) STEAM Stationary Engineer license. Refrigeration license is not required, however refrigerant recovery certificate is desirable. + Candidate must be conversant with the responsibilities and duties established for Chief Engineer’s as per N.J.A.C. 12:90 / N.J.A.C. 12:90-3.9 (a) BBPVC New Jersey Administrative Code. The Chief Engineer has full technical authority, and is responsible for all occurring in the boiler plant. Core responsibilities are defined by the on-site steam generating equipment and auxiliaries, as it directly applies to the required licensing by the BBPVC. + Candidate shall have minimum of three years’ experience (as lead or in supervisory capacity) operating high pressure boilers, in a utility plant or power generating facility; to include guiding and specifying boiler preventive maintenance and repair tasks. Also must work directly with site EHS (Environmental, Health, Safety) to ensure that boilers are annually adjusted (and operated) to comply with applicable State of New Jersey (NJDEP) Air Permit requirements. + Candidate will have the necessary knowledge and skills to safely integrate any on-going project work with the daily utility plant operations. + Experience commensurate with 1 A license for boiler auxiliary equipment, and all other rotating equipment, + Experience commensurate with 1A license for operating large centrifugal chillers (non-toxic), cooling towers and related pumping equipment. + Experience with Building Automation Systems (BAS) and SCADA is preferable, to include general computer and business software literacy. + Experience with RODI (reverse osmosis continuous de-ionization) water production equipment is preferable. + Candidate is expected to implement company, site-specific, and OSHA safety standards as may apply in the Utility Plant. + Candidate may have to cover occasional day-shifts or even night shifts should an emergent situation cause the need. Candidate must be able to physically perform all job tasks and functions of the position as required by site owner. + Candidate is expected to be able to maintain a current knowledge of the craft and be familiar with applicable codes and standards; in particular, the rules and regulations of the New Jersey Bureau of Boiler and Pressure Vessel Compliance, NJAC. + The Chief Engineer in charge of boiler plant operation, and, the following equipment: + Three 35K Lb/Hr water -tube package boilers gas and oil fired, at 120 PSI, and auxiliaries. + Five centrifugal chillers (7500 tons total) and related equipment. + Other equipment in the Utility Plant, and some remotely. + Lock-out of steam production equipment during site shut-downs. + Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more. + Multi-dimensional, conceptual, and innovative thinking to develop new solutions. + Ability to identify and solves the most complex problems. + In-depth knowledge of Microsoft Office products.
