What will some of your day look like?

Perform maintenance, and monitoring repairs to the mechanical, plumbing, structural, furniture, fire life safety systems, and control systems for the facility.Maintain responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance, and technical proficiency.Maintenance of the equipment will include cleaning, inspecting, calibrating, and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels.Review monthly client service request summaries to pinpoint and correct recurrent operational problems.Evaluate vendors and suppliers regularly concerning quality and competitive pricing.Verify the accuracy of deliveries for count, pricing, and description.Record readings and make adjustments where necessary to ensure proper operations of equipment.Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace.Perform periodic checks of tools and instruments inventory.Monitor the quality and pricing of maintenance work performed by outside contractors.Perform all other duties and tasks assigned.

Who are we looking for?

Required

2+ years of building operations and maintenance in a critical environment setting.Ability to read HVAC, electrical, plumbing, and architectural drawingsUnderstand basic building system design and operation, i.e. fire systems and electrical distribution systems.Experience with Microsoft Office SuiteCFC Universal licenseCity of New York Stationary Engineer licenseA current Local 94 Union member in good standingExperience with CMMSs (Computerized Maintenance Management Systems)Experience with BAS systems.

Preferred

2+ years of HVAC trade school

Work environment

You will be asked to perform light to heavy physical activity; lifting (<50 pounds); walking, climbing stairs and ladders, opening and closing light to heavy valves.Must be able to visually inspect machinery and buildings and detect emergency alarms - auditory and/ or visual.

Estimated total compensation for this position:

107,043.00 – 107,043.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
