The Associate Director, Real Estate & Facility Management is end-to-end responsible for coordination of RE & FM activities at the local level.

This position offers a base salary typically between $140,000 and $180,000.  The position may be eligible for a role specific variable or performance-based bonus, relocation and or other compensation elements.  For an overview of our benefits please click here.

Responsibility to drive and implement the site-specific goals with respect to RE&FM with the overarching aim to improve service quality.Responsibility for the development and implementation of the Site master plan.Accountability to safeguard effective solution delivery and performance management for local RE&FM.Executing the global/regional strategy and steers the RE&FM Network at the site level.Acting as a first Point of Contact (POC) for customers’ requests and solution delivery.Accountability for guiding and advising the respective Business Units counterparts on how to achieve their business strategy from a RE&FM perspective, including ensuring the adherence to global and regional standards, and local regulations.Accountability for RE & RM site budget and supervision of personnel and contractors.Duties & Responsibilities Drives the continuous buildup of RE & FM competence at the site including a solid talent management process.Drives and develops budget proposals for the respective site (consolidate budgets and budgetary needs of Facility Engineers and Service Managers), report them to the Head of RE&FM GFE Region and incorporate feedback.Regularly reports current state of site management to the Head of RE&FM GFE Region.Responsible for operating costs of buildings and outdoor facilities, planning and monitoring of related facility services (e.g. Maintenance, Energy consumption, cleaning, etc.)Responsible for contract and vendor management ie: soft servicesBreaks down regional/global goals, priorities, and targets for site specifics.Ensures RE & FM targets are coherent for the respective sites (no conflicting targets).Serves as interface and strongly interacts to site BUs and reports to regional level.Oversees and steers the implementation / roll out of site-specific RE & FM organization and continuously optimizes to maximize value.Accountable to execute the translated global/regional strategies into action plans for the sites.Ensures a secure, reliable, and efficient service delivery of local RE&FM Services.Provides counsel, advice, expertise, and knowledge through his/her teams.Contributes to the Global/Regional RE&FM strategy and priorities via input to the Regional Layer.Ensures risk reduction, RE&FM compliance, and continuous improvement by utilization of vast expertise in the field of RE&FM Services.Escalates important site topics to the regional team whenever required.Assesses auditing reports and initiates required changes on site level.Shares results to Regional and Global layer.Responsible for analysis of site-specific business needs/KPIs and drives the implementation of standards, KPIs, processes and technologies.Assesses need for site-specific or BU-specific adaptations of global & regional concepts, standards, and processes and coordinates the approval by Regional and Global Layer.Ensures Global RE & FM standards are adhered with local parameters (consequence management) and creates transparency to their effectiveness incl. potential follow up and corrective measures (“post-mortem” analysis and collecting lessons learned).Reviews site performance metrics and reflects on learnings with responsible.Requirements Bachelor's degree engineering, architecture, or other related fieldsMinimum of seven (7) years successfully leading real estate and/or facility management, vendor management, projects and activities within an organization; one to three (1-3) years of leadership experience.

In lieu of degree, a minimum of two (2) relevant technical certifications (i.e. Computer Aided Drafting, Engineering Drawing, Mechanical Engineering & Drafting, etc.) and/or architect licenses (i.e. LEED, PMP, TOGAF, BSCAI, etc.) and at least ten (10) years of experience successfully leading real estate and/or facility management projects and activities within an organization.Years of experience must be inclusive of demonstrated ability to directly or indirectly lead and influence across the organization.Quick thinking, ability to work under pressure, perseverance, a confident demeanor, and excellent communication with all levels of management (especially the management team) are required.Ability to foresee and identify possible upcoming risks and to initiate necessary preventative precaution measures.Ability to collaborate virtually with project teams.Leadership competencies and passionate team player (also in virtual environment)Local and situational knowledge is an absolute requirement.Audit & Compliance skills, technical understanding.Influencing & communication skills.Prepare and deliver influential storytelling presentations.Encourages and drives innovation.Continuous improvement and quality orientation.Ability to manage and participate in multiple projects simultaneously incl. good Project Management skills.Service orientation and customer focus.Cost conscious and strong economic orientation.Collaborative and professional work ethic.Continuous improvement and quality orientationAbility to prioritize.Multi-cultural awareness and understanding.Proficiency in financial modelling skills.Must know how BI operates as an entity and within functions.Must know key decision makers inside and outside the company in the respective region or level.Strong leadership skills and ability to liaise with other strong personalities.Local network of peers within and outside the pharma industry.Ability to articulate goals/expectations and to communicate effectively to executive management.Experience in developing, reviewing, and implementing strategies.Discover and leverage internal and external research, benchmarks, and trends to help facilitate business partner discussions about the future of their respective area.Ability to act as an agile change agent.
