CBRE is seeking a Valuation Associate in our Vancouver office to support the appraisal team in preparing market value appraisals for institutional level clients. The ideal candidate will have prior real estate experience with strong writing and research skills. Preference will be given to those that have taken an active interest in the appraisal profession and are a candidate member of the Appraisal Institute of Canada. Additional course work and membership to the Appraisal Institute of Canada will be expected while working towards an AACI designation.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Conduct extensive research and appraisal support tasks such as preparing analysis on relevant market sales and lease transactions.
Prepare written market value reports from cover to cover with substantial analytical guidance of a senior appraiser.
Conduct interviews with market participants to stay apprised on current trends and developments in the local marketplace.
Conduct research and collect data from both internal database and third-party sources with respect to market rental rates, market sales and lease transactions, development applications, and case study research in other markets, and general market knowledge.
Perform property inspections (including the occasional out of town assignment).
Maintenance of internal database systems.
Utilize Argus (discounted cash flow software) and 3rd party databases to compile data for appraisal report.
QUALIFICATIONS

EDUCATION and EXPERIENCE
Undergraduate degree from a recognized post-secondary institution and (preferred) a minimum 1-2 years experience with a real estate company. Consideration will also be given to applicants with financial underwriting experience and basic knowledge of Argus.
CERTIFICATES and/or LICENSES
The successful applicant is expected to be at a trainee level and on track to becoming a professional appraiser. Additional course work and membership to the Appraisal Institute of Canada will be expected while working towards an AACI designation.
COMMUNICATION SKILLS
Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.
FINANCIAL KNOWLEDGE
Requires average knowledge of financial real estate terms and principles. Basic understanding of approaches to value of real estate assets.
REASONING ABILITY
Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires intermediate analytical and quantitative skills.
OTHER SKILLS and/or ABILITIES
Advanced knowledge of Microsoft office including MS Word, Excel and PowerPoint.
Familiarity with Argus (DCF) and Argus Enterprise, an asset.
Basic programing skills would be an asset.
Valid class 5 drivers’ license with a reliable mode of transportation required

The salary range being offered for this position is $60,000-$65,000 annually plus bonuses, depending on experience. This role will provide the following benefits: Group Retirement Program, Medical, Dental and Vision coverage, Life Insurance and more.
