Responsibilities Related is seeking a Vice President of Campus Engineering & Facilities to join their team in West Palm Beach. The VP will provide leadership & strategic objectives for Class A campus. This position will be responsible for the oversight of all technical MEPFP related services as well as interfacing with building Engineers and the multiple stakeholders including General Managers (GM), VP of Asset Management, District Manager and Senior Development & Construction Management daily which is essential for the role. Campus Engineering The goal is to provide Class A property operation planning and execution, with full coordination between Senior Development & Construction teams, VP of Asset Management, District Manager, Property GM’s and individual building Engineering teams. General and Preventative Maintenance Review and enhance the best practices for preventive maintenance programs, repairs, established SOP’s. Develop and update existing SOP’s to protocols and procedures as well as develop a continual improvement plan for promotion of energy and sustainability initiatives and industry best practices. Become actively involved and proactive in the strategic development on mid and long-range budget planning, expand energy reducing building improvements, investigate and test immerging technologies and systems to continue advancements and retention all data for use and analysis. Develop and manage campus wide preventative maintenance program utilizing Vistt platform for tracking and accountability. VP of Engineering/Facilities to provide oversight to ensure maintenance is being performed regularly and comprehensively. Specific employee concerns pertaining to performance of preventative and/or general maintenance should be strategized with VP of Office Asset Management & District Manager, and then discussed with GM for corrective action 5-year preventative maintenance plan for MEP building systems to be developed by VP of Engineering/Facilities, with active oversight from implementation through completion. VP of Engineering/Facilities to provide clear outline of responsibility for execution of specific site maintenance tasks for each asset between campus and site teams. VP of Engineering/Facilities to assess scopes of service included in MEP service contracts to make recommendations for potential savings and/or implementation of campus approach to review with VP of Office Asset Management & District Manager. If decision is made to move forward, VP of Engineering/Facilities to take ownership of execution. Assist in developing forecasts and budgets, including Operating, Tenant Improvement, and Capex budgets for the various elements of the campus. Evaluate Energy consumption and developing cost savings initiatives. Maintain a Leadership role with industry groups, committees, City agencies and regulatory affairs groups. Conduct advanced and complex engineering and related studies, evaluates alternatives, makes recommendations and presents to Design and Construction staff. Construction, Capital Planning and Other Projects In coordination with VP of Office Asset Management & District Manager, develop and implement 5-year major capital project planning strategy. Execution of projects to be led by VP of Engineering/Facilities through project completion. Daily project oversight to be coordinated with onsite team, with periodic inspection by VP of Engineering/Facilities for progress and performance accuracy. VP of Engineering/Facilities to have ultimate responsibility for final sign off of projects. During tenant construction, VP of Engineering/Facilities to ensure proper coordination between tenant buildout team and onsite engineer when base building systems are being modified or impacted by the tenant buildouts. VP of Engineering/Facilities to also ensure proper communication to VP of Office Asset Management, District Manager and GM so that operational planning and tenant communication can be executed. Develop and implement best practices for initial design and operational maintenance for new projects as the projects are in design development and work in coordination with the construction team. VP of Engineering/Facilities to provide oversight and guidance to individual buildings onsite engineering teams for execution of MEP projects as appropriate, this will include the proper follow up until completion. Items with operational implications should be coordinated with VP of Office Asset Management, District Manager and GM’s. Work with and influence project designs to maintain a persistent focus during the construction phase to promote higher level of Operational efficiencies, reduced operating cost, energy management, quality control, and pursue advanced designs. Review and comment on designs to improve and create operational efficiencies and assist in developing management plans and operating budgets. Provide professional assistance and technical advice to Design and Construction staff. Support the MEP design and construction professionals in their duties including site visits, verification and inspection of MEPFP systems during construction and operational alternatives to current systems. Provide active involvement and participation in the Commissioning and Acceptance process. Staffing Campus Engineering staffing recommendations to come from VP of Engineering/Facilities and reviewed with senior leadership. Initial onsite staffing recommendations to come from VP of Engineering/Facilities and reviewed with VP of Office Asset Management, District Manager and other senior leadership prior to implementation with the GM’s. Develop and implement the required internal training programs for onsite engineering staff, along with recommendations for additional formal training as appropriate to continually educate engineering staff on the latest advanced technologies and practices. Develop a long-term engineering staffing strategy for both new and existing assets. Communication Keeps Senior Development & Construction teams, VP of Asset Management, District Manager, Property GM’s well informed of status updates, changes within the campus program and general news where necessary. Effectively communicates relevant project information to superiors and other team members. Resolves and/or escalates issues in a timely fashion. Understands how to communicate difficult/sensitive information tactfully. Qualifications Knowledge and Skills Stable employment record with 10-15+ years’ experience in the field, including 7-10 years supervisory experience. Bachelor’s Degree in Engineering, Facilities or Construction Management preferred. Strong working and operating knowledge of commercial buildings. Must possess thorough knowledge and understanding of building systems including, but not limited to, HVAC, Plumbing, Electrical, BMS, Fire & Life Safety and all related systems. Must possess strong project management and interpersonal skills for the ability to coordinate, manage and communicate effectively with many levels of the Related Staff. Ability to read and interpret drawings, blueprints, & specifications. Working knowledge and ability to utilize computers with software packages such as Microsoft Office, PowerPoint, Outlook, & Project. Ability to handle high profile clients along with strong written and verbal communication skills.
