Vice President of Development of Workforce and Affordable Housing
Responsibilities Related Ross is seeking a Vice President of Development of Workforce and Affordable Housing to join the team in West Palm Beach, FL. The Vice President will focus on all aspects of real estate acquisitions and development including site acquisition, project financing, due diligence, zoning, legal document review, budgeting, design, construction, marketing, leasing/sales and management. Responsibilities include: Lead the day-to-day development activities of workforce and affordable housing projects including: financing, entitlement/government approvals, consultant coordination, programming, public relations, environmental, design and construction, marketing and leasing. Take leadership and ownership for the execution of developments, with the goal of maximizing value creation and innovation. Perform financial analysis and due diligence for new development opportunities, including responding to requests for qualifications or requests for proposals On an ongoing basis, assess project risks and recommend strategies to mitigate them. Be proactive in advising senior management of issues/opportunities that may have meaningful economic consequence. In collaboration with Construction and Design teams, work closely with architects and engineers to maximize land usage, building efficiency, design integrity and meet proforma targets. Oversee day-to-day project management responsibilities: Careful attention to whether the project is proceeding on time, on budget and in accordance with plan. Recommend major operating and financial decisions for approval, e.g., leases and/or financings. Effectively communicate and collaborate, both internally and externally. Creatively problem-solve as issues arise. Conduct oneself with the highest level of business integrity. Qualifications Minimum of 10 years’ relevant experience in workforce or affordable residential development. Prior experience dealing with Florida Housing Finance Corporation, with an emphasis on prior experience in Palm Beach County. Demonstrates an understanding of federal, state, county, and city programs, subsidies, and incentives available to workforce and affordable developments. Proven skill in maximizing the operating and financial performance of development projects. Strong financial acumen. Strong project management skills, results-driven, adaptable with ability to manage multiple priorities and meet deadlines. Must be a team player, but also a self-starter that can perform with limited direction. Complex thinker of very high intelligence. Strategic thinker with a keen understanding of value creation. Creative and innovative problem-solver. Naturally thinks and acts like an owner. Superior interpersonal skills: Ease in working with people up and down the organization hierarchy. Undergraduate degree required.
